The Ahmedabad Municipal Corporation's (AMC) recent initiative to boost property tax collections has met with an enthusiastic response from the city's residents and business owners. A special incentive scheme, offering substantial interest waivers on outstanding dues, has prompted a wave of early payments, significantly boosting municipal coffers within just the first week of its launch.

Strong Initial Response with Crores in Revenue

In a remarkable show of public participation, a total of 24,887 taxpayers came forward to clear their dues in the first seven days of the scheme's operation. This surge in compliance resulted in collections exceeding Rs 24 crore for the civic body. The positive trend was observed uniformly across all seven administrative zones of Ahmedabad, indicating widespread awareness and uptake of the benefits on offer.

Decoding the Interest Waiver Structure

The scheme, which is active from January 1 to March 31, 2024, is strategically designed to encourage early settlement of pending property tax. The level of interest relief varies depending on the type of property and the tax formula under which it falls.

For properties under the old tax system, the offer is straightforward and highly attractive. Both residential and commercial property owners can avail of a 100% waiver on all interest for payments made anytime within the three-month window.

The structure for properties under the new tax formula is progressive, with the waiver percentage decreasing each month to incentivize the earliest possible payment:

  • Residential Properties: An 85% interest waiver in January, 80% in February, and 75% in March.
  • Non-Residential (Commercial) Properties: A 65% interest waiver in January, 60% in February, and 50% in March.

In a significant move for affordable housing, the AMC has also mandated a 100% interest waiver for all chawl and slum residential properties for the entire duration of the scheme, from January to March.

Key Details and Exclusions for Taxpayers

While the scheme provides a valuable opportunity for citizens to reduce their financial burden, it is crucial to note its scope. The interest relief applies only to outstanding property tax from previous years. The scheme explicitly does not cover the property tax for the upcoming financial year of 2025-26. This clarity ensures taxpayers focus on clearing existing arrears to gain the maximum benefit.
