Chennai-headquartered WS Industries India Ltd., a prominent player in engineering, procurement, and construction (EPC) and industrial park development, has successfully secured a significant capital infusion of approximately Rs 400 crore. The company achieved this through a preferential allotment of equity shares and warrants to a mix of domestic institutions and foreign portfolio investors (FPIs).

A Strategic Pivot into Real Estate Development

The primary driver behind this substantial fundraising is the company's ambitious plan to establish a major new business vertical. WS Industries is formally entering the real estate promotion and development arena. Nagarajan Seyyadurai, Chairman of the company, stated that this move is a logical extension of their existing EPC expertise, allowing them to leverage their core strengths in a new domain.

The company's real estate ambitions are broad, with plans to develop projects across the residential, commercial, and IT/ITeS segments. Their initial geographic focus will be on market development and expansion within Tamil Nadu, followed by a strategic rollout to other states and regions across India. Seyyadurai highlighted that the current macro environment in Chennai and Tamil Nadu offers compelling opportunities, fueled by strong industrial growth and changing workforce dynamics.

Funds to Accelerate Land Development and Growth Plans

A portion of the freshly raised capital will be directed towards consolidating land parcels at Sunguvarchathiram, a location noted for its proximity to the Oragadam industrial hub and the proposed new greenfield airport. The company already possesses a significant land bank of about 400 acres in this area.

According to an official note, WS Industries intends to finalize and roll out the master plan for developing these lands by the second quarter of the financial year 2027 (Q2 FY27). The Chairman emphasized that the funds from this preferential issue will accelerate the company's next growth phase while ensuring value preservation for its investors. The strategy involves pursuing value-creating opportunities in asset classes and markets where they have a firm grasp of the demand and supply dynamics.

This strategic fundraising marks a pivotal shift for WS Industries India, transforming it from an EPC and industrial park specialist into a diversified player poised to capitalize on India's evolving real estate landscape, starting with its home state of Tamil Nadu.
