During Q3 FY2026, Embassy REIT leased an impressive 1.1 million square feet (msf) across 22 transactions. This contributed to a year-to-date total leasing of 4.6 msf, showcasing sustained demand for premium office spaces. Notably, over two-thirds of this leasing activity was concentrated in Bengaluru, highlighting the city's continued appeal as a corporate hub.

The company also received an invitation to offer for the acquisition of Embassy Zenith, a prime 0.4 msf office tower in Bengaluru that is fully leased to a multi-trillion-dollar global technology firm. Record Financial Performance and Distribution Growth

Embassy REIT delivered exceptional financial results, with Revenue from Operations surging 17% year-over-year to Rs. 1,193 crores. Net Operating Income (NOI) grew even more robustly, increasing 19% YoY to Rs. 985 crores, marking the highest-ever figures in the company's history.

The Board of Directors declared a distribution of Rs. 613 crores, equivalent to Rs. 6.47 per unit, for Q3 FY2026. The record date for this distribution is set for February 11, 2026, with payment scheduled on or before February 18, 2026.

Embassy REIT continues to advance its development pipeline, which now stands at 7.6 msf. Key initiatives include:

  • Launching the third redevelopment project at Embassy Manyata in Bengaluru, covering 0.8 msf with an anticipated 23% yield on cost.
  • Delivering 0.4 msf of new development at Embassy Splendid TechZone in Chennai, which is already 100% leased to a global healthcare corporation.
  • Proposing the addition of a 116-key hotel at Embassy TechZone in Pune to enhance the park ecosystem and diversify revenue streams.

The overall portfolio occupancy remained strong at 94% by value, with three out of five cities achieving occupancy rates at or above 95%. The hotel segment also showed positive momentum, with NOI growing 13% YoY driven by improved occupancy and average daily rates.
