GNIDA Revises Property Rates by 3.5% Across All Categories

The Greater Noida Industrial Development Authority (GNIDA) has implemented a 3.5% revision in property allotment rates across all categories. The decision, approved by the board on May 2, introduces new pricing for residential, commercial, industrial, and other land types. This revision comes just ahead of the commencement of commercial operations at the Noida International Airport, scheduled to begin on June 15.

Residential Property Rates

According to GNIDA Additional CEO Sunil Kumar Singh, residential plots in developed sectors such as Alpha 1, Alpha 2, Gamma 1, Gamma 2, Beta 1, Beta 2, Delta 1, Delta 2, Delta 3, Swarn Nagri, and sectors 1, 2, 3, 4, 10, 12, 16, 16-B, and 16-C are now priced at Rs 51,363 per square meter. In the second category, residential plots in Chi 2, Chi 3, Chi 4, Chi 5, Chi-Phi, P 1 to P 8, PI 1 to PI 4, Sector 36, Sector 37, Sigma 1, Zeta 1, Zeta 2, Mu 1, and Mu 2 are priced at Rs 47,413 per square meter.

Commercial Property Rates

In the commercial segment, developed sectors including Alpha 1, Alpha 2, Gamma 1, Gamma 2, Beta 1, and Beta 2 have recorded the highest rates at Rs 98,776 per square meter. Commercial plots in other sectors are now priced at Rs 92,191, Rs 88,214, and Rs 77,731 per square meter, with a floor area ratio (FAR) of 4. Another category of commercial properties with FAR 2 is priced at Rs 72,436, Rs 71,119, Rs 69,802, and Rs 62,184 per square meter. Plots reserved for corporate offices are priced at Rs 77,045, Rs 71,120, Rs 67,169, and Rs 52,020 per square meter.

Industrial Land Pricing

Industrial rates vary based on plot size and location, with smaller plots commanding higher prices. In Ecotech 1, Ecotech 3, Ecotech Extension 1, Ecotech 6, and Ecotech 12, plots up to 1,000 square meters are priced at Rs 33,484 per square meter. Plots between 1,001 and 8,000 square meters cost Rs 27,457 per square meter, while those between 8,001 and 20,000 square meters are Rs 26,075 per square meter. Plots ranging from 20,001 to 80,000 square meters are priced at Rs 22,145 per square meter, and plots above 80,000 square meters cost Rs 21,010 per square meter.

In developing sectors such as Ecotech 9, Ecotech 14, Ecotech 17, Ecotech 18, Ecotech 19, Ecotech 20, and Ecotech 21, rates remain the same for the first three categories, while the fourth and fifth categories are fixed at Rs 11,924 and Rs 10,789 per square meter, respectively.

Other Property Categories

Builder plots for group housing societies are priced at Rs 59,266, Rs 55,315, Rs 52,681, and Rs 41,855 per square meter. Institutional plots in various sectors are now priced at Rs 29,632, Rs 27,658, Rs 25,023, and Rs 22,683 per square meter. Land earmarked for IT parks and data centers is priced at Rs 26,907, Rs 24,391, Rs 22,722, and Rs 20,330 per square meter, depending on plot size. Properties reserved for religious purposes are priced at Rs 21,526, Rs 19,133, Rs 16,743, and Rs 14,350 per square meter.

Officials stated that the revisions are marginal and carried out in accordance with the cost inflation index. The expected boost from the Noida International Airport is anticipated to drive higher demand from investors, businesses, and homebuyers, positioning Greater Noida as a major economic and logistics hub.
