Hero Realty Charts Aggressive Expansion Path with Six New Launches

Hero Realty Pvt. Ltd, the real estate division of Hero Enterprise Ltd, has unveiled an ambitious growth blueprint aimed at significantly scaling its operations over the next year. The company plans to enter new cities, launch multiple projects, and actively pursue land acquisitions to fuel its expansion. This strategic move is designed to position Hero Realty among the top three developers in northern India.

Strategic Market Entry and Project Pipeline

Over the coming twelve months, Hero Realty will introduce six new projects across a mix of existing and new markets. These developments will include group housing, villas, and plotted schemes. The expansion will see the company venturing into new locations such as Lucknow and Vrindavan, while also strengthening its presence in established areas like Ghaziabad and Greater Noida within the National Capital Region (NCR).

Rohit Kishore, Chief Executive Officer of Hero Realty, emphasized the company's strategic growth trajectory. "In the last two to three years, we have grown strategically. Our next phase targets becoming a top-three developer in north India. We have already secured land for project launches in FY27 and will explore more new locations and satellite towns in the NCR and broader northern region for future ventures," Kishore stated.

Financial Backing and Partnership with HDFC Capital

A cornerstone of this expansion is the recent partnership forged between Hero Realty and HDFC Capital Advisors, the real estate private equity arm of the HDFC Group. In November of last year, the two entities established a ₹1,000 crore platform dedicated to developing housing projects across tier-1 and tier-2 cities. This alliance is strategically aimed at accelerating market expansion and enhancing project execution capabilities.

Hero Enterprise, the parent company founded by Sunil Kant Munjal, encompasses diverse businesses including real estate, insurance broking, and steel. Hero Realty, established in 2006, operates under the residential brand Hero Homes. Currently, the firm is actively developing over 5.2 million square feet across the NCR, Punjab, Uttarakhand, and Himachal Pradesh.

Product Strategy and Premium Focus

Hero Realty maintains a clear focus on the premium segment, with homes priced between ₹1.5 crore and ₹6-7 crore. Kishore elaborated on the pricing strategy, noting, "Our strategy involves offering products across price categories within this premium range. Even in markets like Gurugram, while the luxury segment may be saturated, there is consistent demand in the ₹2-5 crore and the more premium ₹5-7 crore categories."

Recent project launches in the 2025-26 period included developments in Gurugram, Mohali, and Ludhiana. An upcoming plotted development is also planned for the company's existing township in Haridwar. Furthermore, Hero Realty has entered into a co-branding agreement with Panasonic Electric Works India for its high-end project, The Palatial, located on the Dwarka Expressway in the NCR. This collaboration will integrate advanced smart living solutions into approximately 50 homes, starting at ₹5.25 crore.

Market Context and Tier-2 City Dynamics

The real estate landscape in tier-2 and tier-3 cities has experienced a slower recovery post-pandemic compared to major metros, largely due to gradual economic improvements. According to data from Liases Foras Research, sales in tier-2 cities declined by 12% year-on-year in the twelve months ending September 2025, while tier-1 cities saw a 4% drop.

Pankaj Kapoor, Managing Director of Liases Foras Research, provided insights into market trends. "If supply continues to increase in these markets, sales are likely to improve. Post-pandemic, developer focus was predominantly on large cities and luxury projects. However, as top-tier cities become somewhat saturated, developers are now more inclined to explore smaller real estate markets," Kapoor explained.

Among the smaller cities demonstrating resilience, Jaipur, Lucknow, Vadodara, Surat, Nashik, and Nagpur have shown stronger sales performance. This trend aligns with Hero Realty's strategic decision to expand into emerging markets like Lucknow, tapping into areas with sustained demand and growth potential.
