Indian real estate firms are accelerating plans to raise around $3.3 billion through initial public offerings (IPOs) this year. This surge in public offerings reflects growing confidence among developers in urban expansion and robust housing demand, with more than half a dozen companies preparing to go public, according to a Bloomberg report.

In a striking comparison, the entire property sector, including developers and real estate investment trusts (REITs), raised only $3.2 billion through IPOs over the past decade combined. This year's projected total nearly matches that entire ten-year figure, highlighting a dramatic shift in market dynamics and investor appetite.

Leading the charge is Bangalore-based RMZ Corp., which is eyeing a massive $1 billion IPO. Meanwhile, Mumbai's K Raheja Corp. plans to raise up to $700 million. Additionally, the Shapoorji Pallonji Group is considering an $880 million listing for its real estate business, further underscoring the sector's momentum.

"The growing demand in Indian real estate IPOs reflects a sector that has matured," says Ranvir Davda, co-head of investment banking at HSBC India. "Improved transparency, stronger governance, and sustained demand are making investors more comfortable backing listed platforms to fund growth and build scale."

The push towards cities is a primary driver of this trend. Invest India predicts nearly $906 billion in new housing demand by 2034. This has attracted significant investment from global giants like Blackstone, Brookfield, and GIC, who have already poured substantial funds into Indian property markets.

Despite recent underperformance in property stocks, with the Nifty Realty Index falling 2 percent compared to the benchmark Nifty 50's 12 percent gain, investor interest remains robust. "Real estate companies are tapping the capital markets to fund growth. Residential demand has surged amid rapid urbanization, while commercial real estate has strengthened with the expansion of global capability centers, data centers, and warehousing assets," explained Amrendra Singh of SBI Capital Markets.
