Mumbai: The Maharashtra Housing and Area Development Authority (Mhada) on Thursday issued a letter of acceptance to a consortium of builders for the cluster development of Abhyuday Nagar in Kalachowkie. This marks a significant step in the redevelopment of the colony, offering residents substantial upgrades in living space.

Key Details of the Redevelopment

Under the scheme, residents currently occupying flats measuring 210 sq. ft carpet area will receive free homes measuring 641 sq. ft carpet area. This represents a tripling of their living space at no cost to them. The initiative is part of Mhada's efforts to improve housing conditions in the city.

The Winning Consortium

Mhada accepted the bid submitted by the consortium comprising MGN Agro Properties, NNP Buildcon, and Onest Shelters. The consortium will be responsible for the cluster development project, which involves the reconstruction of existing buildings.

Scope of the Project

Abhyuday Nagar colony is spread across 1,33,593 sq. m (approximately 33 acres) and comprises 48 buildings with 3,410 tenements of about 210 sq. ft each. This includes 3,335 residential units and 75 non-residential premises. The redevelopment was entrusted to Mhada's Mumbai board, following which it was decided to implement the project under the Construction & Development (C&D) model.

The C&D model ensures that the redevelopment is carried out efficiently, with the builder consortium financing and constructing the new homes in exchange for development rights. This approach aims to expedite the process and provide better amenities to residents.

Residents have long awaited the redevelopment of Abhyuday Nagar, which was originally built decades ago and now requires significant upgrades. The new homes will not only be larger but also equipped with modern facilities, enhancing the quality of life for thousands of families.

Mhada's decision is expected to set a precedent for similar cluster redevelopment projects across Mumbai, addressing the city's housing shortage and urban decay. The project will also include infrastructure improvements such as roads, drainage, and green spaces.
