The newly acquired properties are situated on the third and fourth floors of Yura Business Park, a prominent commercial building in one of Mumbai's most sought-after business districts. The total purchase represents a substantial addition to the family's growing commercial real estate holdings.
Strategic Division Between Family Companies
The acquisition was strategically divided between two Roshan-family controlled entities, reflecting careful financial planning. Five units were purchased by HRX Digitech LLP, where both Hrithik Roshan and his father Rakesh Roshan serve as designated partners.
The remaining five units were acquired by Filmkunj (Bombay) Pvt Ltd, a company where Hrithik Roshan shares directorship with his mother Pramila Roshan. This division demonstrates the family's coordinated approach to wealth management and property investment.
The commercial spaces encompass a total RERA carpet area of 6,968 square feet, with individual unit sizes ranging between 769 square feet and 852 square feet each. Just days before this transaction, on November 19, 2025, Rakesh Roshan and his wife Pinkie Roshan secured five commercial units in Andheri for Rs 19.68 crore, as confirmed by documents reviewed by SquareYards.
The family's property expansion continued with Hrithik Roshan's sister, Sunaina Rakesh Roshan, purchasing two commercial units in Andheri East for Rs 6.42 crore on November 24, 2025.
