In a significant move to streamline future development, the Yamuna Expressway Industrial Development Authority (YEIDA) has announced a detailed topographical survey for crucial new industrial sectors located near the upcoming Noida International Airport. This exercise is aimed at creating an accurate ground-level map to guide large-scale infrastructure projects.
Mapping the Future: Focus on Sectors 8A to 8F
The authority has issued an Expression of Interest (EoI) to appoint a consultant for this critical task. The survey will specifically cover industrial sectors 8A to 8F, which are among the most strategically important upcoming zones in the YEIDA region. Given their proximity to the airport, these sectors are poised to become major hubs for industrial and logistics activities.
Officials stated that the on-site mapping will be comprehensive, capturing details of land parcels, road networks, drains, water bodies, vacant plots, and ongoing construction. The objective is to generate a precise snapshot of existing conditions, which will help identify infrastructure gaps. This data is deemed essential for enabling a phased and need-based execution of all future development works in the area.
"The survey will give us a clear understanding of ground realities in these fast-developing sectors. With accurate data, infrastructure projects can be planned better and implemented without avoidable delays," explained a senior YEIDA official.
Dual Planning Initiatives for Structured Growth
The estimated cost for this topographical survey is around Rs 22 lakh. Consultant firms have been invited to submit their bids by December 26. The findings from this survey will serve as a vital base document, helping translate master plans into efficient on-ground execution.
Simultaneously, YEIDA has initiated another parallel planning process. It has floated a separate Request for Proposal (RFP) to prepare a comprehensive service master plan for 46 newly notified sectors under the broader Master Plan 2041. While the master plan provides the statutory framework, the service master plan focuses on translating that vision into physical infrastructure.
"The service master plan will focus on long-term planning for sewerage, drainage and water supply systems, designed to meet infrastructure requirements for the next 100 years," officials noted. Power infrastructure has been kept out of its scope and will be planned independently.
Building on a Broader Vision
Under the previous Master Plan 2031, YEIDA developed 52 sectors. The rollout of Master Plan 2041 has increased the total number of sectors in the authority's area to 98, with 46 being entirely new. Land allotment is already active in these new sectors, making detailed service-level planning urgent.
The consultant for the service master plan will evaluate the capacity and gaps in existing systems. The study will factor in land-use patterns, population projections, industrial activities, and future growth trends to create an integrated roadmap.
"The objective is to develop a future-ready service master plan aligned with Master Plan 2041, while ensuring seamless integration of earlier service plans with updated development needs," an official elaborated.
YEIDA Additional CEO, Shailendra Bhatia, confirmed the authority's proactive approach on both fronts. "To provide better facilities in the new sectors, a topographical survey will be conducted and a consultant will be selected for this purpose. Along with this, a service master plan will also be prepared for 46 new sectors," Bhatia said.
Together, these initiatives are designed to ensure that the rapid development unfolding around the Noida International Airport proceeds in a structured and sustainable manner. The goal is to have adequate, long-term infrastructure in place to support robust industrial and urban growth for decades to come.
