Police in Phagwara have registered a case against a married couple for allegedly orchestrating a sophisticated land fraud that cheated a buyer of approximately ₹15 lakh. The complaint was filed at the City Phagwara police station following a thorough investigation into the disputed property transaction.
The Fraudulent Land Deal
According to the police complaint, the accused couple identified as Jaswinder Singh and his wife Rajwant Kaur, residents of Ward No. 5 in Phagwara, deliberately sold a piece of land that was already entangled in legal disputes. The victim, Jagjit Singh from Maqsoodan, invested his hard-earned money believing he was purchasing a clear-title property.
The fraudulent transaction took place near Kapurthala Road in Phagwara, where the couple presented forged documents and false claims about the property's legal status. They allegedly concealed the fact that the land was already subject to multiple ownership claims and legal proceedings, making the sale illegal and the purchase void.
Police Investigation and Legal Action
The City Phagwara police have booked the couple under sections 420 (cheating) and 120-B (criminal conspiracy) of the Indian Penal Code. The investigation revealed that the accused had systematically planned the fraud, creating counterfeit documents and misleading the buyer about the property's actual legal standing.
Police officials confirmed that the complaint was filed after verifying the victim's claims and examining the property records. The fraudulent amount involved totals approximately ₹15 lakh, representing significant financial loss to the buyer who had planned to use the land for residential purposes.
Growing Concern Over Property Fraud
This case highlights the increasing incidents of property fraud in the region, where unsuspecting buyers are being duped by sophisticated schemes. Legal experts emphasize the importance of thorough due diligence before purchasing any property, including verifying land records with the revenue department and checking for any pending legal disputes.
The Phagwara police have urged potential property buyers to cross-verify all documents through official channels and consult legal experts before finalizing any land transactions. They have also assured that strict action will be taken against those involved in property-related crimes to protect innocent citizens from financial exploitation.
Investigations are ongoing, and police are looking into whether the accused couple has been involved in similar fraudulent activities in the past. The authorities have promised a thorough probe to ensure justice for the victim and to prevent such incidents in the future.
