The property cell of the Mumbai crime branch has arrested a United Kingdom-based businessman for allegedly defrauding actor Jaaved Jaaferi and his wife Habiba of approximately Rs 17.5 crore. The accused promised high returns on investments and property allotment in a redevelopment scheme. A BMC assistant commissioner has also been named as an accused, along with three others.

Details of the Arrest

The businessman identified as Nishit Patel was arrested and subsequently remanded in police custody until May 19. The case was initially registered at the Khar police station, after which the property cell took over the investigation.

How the Fraud Unfolded

According to the complaint, Habiba Jaaferi learned about the redevelopment project during a visit to the BMC office. There, assistant commissioner Mahesh Patil allegedly introduced her to the investment opportunity and encouraged her to invest through Patel. Patil, currently posted at BMC’s K-West ward office, is accused of pressuring Habiba and her family members to invest substantial amounts in the project.

The complainant alleged that fake government registration documents were prepared and presented as genuine to gain the confidence of investors. Apart from Jaaved Jaaferi, other victims include his brother Naved Jaaferi, Osman Khan, Happiness Investments, Lonzy Fernandes, and Shabana Fernandes. Officials confirmed that the promised properties were never handed over and the invested funds were allegedly misappropriated.

Investigation and Legal Proceedings

The property cell has taken over the probe and is investigating the role of all accused, including the BMC assistant commissioner. Nishit Patel has been remanded in police custody to facilitate further questioning and evidence collection.

This case highlights the growing concerns over real estate frauds targeting high-profile individuals. Authorities are expected to scrutinize the redevelopment scheme and the involvement of public officials.
