In a significant move to enhance urban infrastructure, the Bengaluru Metro Rail Corporation Limited (BMRCL) has announced a major commercial facelift for the MG Road Metro station. Located in the heart of the city's central business district (CBD), this station is poised to become a bustling commercial hub, leveraging its strategic position and high foot traffic.

Details of the Commercial Development Plan

The ground floor of the MG Road Metro station, spanning an area of 6,673 square feet, has been earmarked for development into a large-format commercial and experience space. This initiative aims to maximize revenue generation by utilizing the available space efficiently, as stated by a BMRCL official. The project is designed to cater to the needs of daily commuters and visitors, offering a diverse range of amenities.

Bidding Process and Financial Requirements

Earlier this week, BMRCL floated a request for proposal (RFP) to invite bids for the development and maintenance of this project. Interested parties have until May 5 to submit their proposals. The successful bidder will operate the premises as a single integrated commercial entity, similar to shopping malls, ensuring a cohesive and managed environment.

Financial stipulations set by BMRCL include:

  1. A minimum reserve price of Rs 9.4 lakh per month to be paid by the licensee.
  2. A requirement for a three-year minimum annual turnover of Rs 12 crore, ensuring the bidder's financial stability and capability to manage the project effectively.

Restrictions to Manage Crowd Congestion

To maintain smooth operations and avoid disturbances to commuters, certain restrictions have been imposed on the types of establishments allowed. The upgrade will not include food courts, restaurants, or hypermarkets. Additionally, venues that typically draw significant crowds, such as cinema halls, gaming arcades, and grocery centres, are prohibited. This decision is crucial as the station already witnesses substantial daily footfall, which is expected to increase further once the Pink Line becomes operational. MG Road will also function as an interchange station, amplifying its importance in the metro network.
