Ahmedabad's Real Estate Market Sees Robust Growth in 2025
Ahmedabad's housing market is experiencing steady expansion, fueled by infrastructure development and increasing investor interest. According to a recent report by the Confederation of Real Estate Developers' Associations of India (Credai), sales in the city touched approximately Rs 67,000 crore in 2025, representing 8% of India's primary residential real estate sales value. This performance highlights Ahmedabad's emergence as a key economic hub, ranking third on the ease of living index and benefiting from rapid urbanization.
National Context and Ahmedabad's Position
India's primary residential market recorded sales of over 6.14 lakh units in 2025, translating to nearly Rs 8.44 lakh crore in sales value. Within this national framework, Ahmedabad stood out as a significant contributor, supported by its growing economy and strategic location. The city's housing market has demonstrated consistent price growth, with a compound annual growth rate of 3.4% over the past five years. In 2025 alone, the house price index rose by 2.9%, reflecting strong market resilience driven by robust demand, economic expansion, and ongoing infrastructure projects.
Key Market Trends and Segment Analysis
The residential supply and sales in Ahmedabad are currently dominated by 3BHK apartments, followed by 2BHK units. Viral Shah, secretary of Credai-Gujarat, noted, "In Ahmedabad, 3BHK leads the new supply by a wide margin, largely in the sub Rs 50 lakh to Rs 1 crore segment. 2BHKs follow with strong affordable and mid-segment presence, while 4BHKs cater mainly to premium brackets. Other categories see minimal additions." Sales were highest in the Rs 50 lakh to Rs 75 lakh segment, with 10,923 units sold, followed by the Rs 75 lakh to Rs 1 crore category (6,969 units) and the Rs 1 crore to Rs 1.5 crore segment (5,300 units).
Inventory and Premium Housing Dynamics
Unsold inventory was also concentrated in these price bands, with the Rs 50 lakh to Rs 75 lakh segment having 23,967 unsold units, followed by 16,195 units in the Rs 75 lakh to Rs 1 crore category and 13,269 units in the Rs 1 crore to Rs 1.5 crore segment. At the national level, premium housing continued to dominate in value terms during 2025. Homes priced above Rs 1 crore contributed nearly 78% of total sales value, with the Rs 2 crore-plus segment alone accounting for more than half of the value share.
Broader Economic and Environmental Factors
The report also highlighted that Tier 2, Tier 3, and Tier 4 cities are increasingly emerging as academic, logistics, warehousing, and manufacturing hubs, aided by improved connectivity under the Gati Shakti mission. India's real estate sector is currently estimated at Rs 23.5 trillion, or 7.1% of GDP, with the residential segment accounting for 83% of the market at about Rs 19.5 trillion. Additionally, Ahmedabad's air quality index of 130, classified as moderate, was noted in the report, indicating environmental considerations amidst growth.
