Chandigarh Property Prices Set for Significant Increase from April 1
It will become more expensive to purchase property in Chandigarh starting April 1, with residential properties of all types facing the sharpest rise. The Chandigarh administration has announced an increase in collector rates across all property categories, marking a substantial shift in the city's real estate landscape.
Sharp Increases in Residential Collector Rates
The most notable hike is in the residential category, where collector rates have surged by up to 33% for plotted segments. Housing board flats see an increase of up to 25%, while societies' flats experience a rise of up to 15%. This revision follows last year's dramatic hikes, which included nearly 130% in sectors 1 to 12, 96% in sectors 14 to 37, and 80% in sectors 38 and beyond.
Historical Context and New Modalities
In contrast to the current increases, the previous revision in April 2021 reduced commercial property rates by 10%, industrial plot rates by 5%, and increased agricultural land rates by 10%. For 2024, the administration has established new modalities for calculating collector rates, aligning with the procedures set under the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013.
Committee Formation and Public Consultation
A 10-member committee, headed by the Deputy Commissioner, has been constituted to oversee the calculation of collector rates. This committee includes representatives from the estate office, UT revenue department, and the architect department. A draft of the revised collector rates has been made public, and comments have been invited from stakeholders before the final notification.
Annual Update and Implementation
To ensure regular updates, April 1 of each year has been designated as the date for notifying new circle rates in Chandigarh. This systematic approach aims to maintain transparency and fairness in property valuations across the Union Territory.
