Fine Acers Group Unveils Aggressive Expansion Strategy for Luxury Hospitality in India
Headquartered in Jaipur, the Fine Acers Group, an emerging force in India's luxury hospitality sector, has announced an ambitious expansion plan. The company is set to launch five new properties across prime tourist destinations within the next three years, significantly boosting its presence in the premium leisure and destination wedding markets.
Strategic Growth and Global Partnerships
Currently operating resorts in Jaipur, Pushkar, and Goa, Fine Acers is strengthening its collaboration with international hotel chains, notably Wyndham Hotels & Resorts. This partnership aims to capitalize on the surging demand for high-end travel experiences in India. Dinesh Yadav, founder and managing director of Fine Acers, revealed, "Our existing portfolio includes 200 rooms across three properties. Over the coming three years, we will introduce 700 additional keys spread over five new locations, including Jaipur, Jawai, Udaipur, Pushkar, and Coorg."
In a broader development, the group is actively working on seven properties with a total capacity of 1,500 rooms, secured through franchise agreements with global brands. A key highlight of this expansion is the recent signing of two Dolce by Wyndham resorts in Goa and Udaipur, marking the brand's inaugural entry into the Indian market. Scheduled to open in 2030, these projects emphasize Wyndham's upscale initiatives in India and Fine Acers' strategy of creating iconic assets in high-demand areas.
Innovative Investment Model Driving Success
Beyond property development, Fine Acers has distinguished itself with a unique sale-and-leaseback investment model. This approach allows investors to engage directly in the hospitality industry without the operational burdens of hotel management. Under this structure, the company sells approximately 70% of property inventory to investors and leases it back, providing annual returns of around 7%.
Yadav elaborated, "Investors benefit from lifestyle privileges, such as 25 complimentary nights annually and one wedding event per year." This model has gained popularity among high-net-worth individuals (HNIs) and non-resident Indians (NRIs), who see it as a profitable avenue to enter India's rapidly growing hospitality sector.

With India's tourism and hospitality industry projected to reach $60 billion by 2028, Fine Acers' expansion aligns with broader economic trends. Yadav noted, "The combination of steady financial returns and experiential benefits is attracting investors seeking both value and lifestyle enhancements." He further emphasized, "Our partnership with Wyndham underscores our confidence in the premium leisure and wedding markets, reinforcing our commitment to developing landmark properties."
