Gurgaon Homeowners Escalate Dispute with Developer Over Power and Security Concerns
Homeowners at The Melia, a residential complex in Sector 35, Gurgaon, have taken a significant step by filing a formal complaint with the Sohna police station. The complaint targets the developer, Silverglades, along with the management agency and estate personnel, citing a range of unresolved issues related to electricity charges, power infrastructure, and a recent security-related incident that occurred on February 23.
Key Issues Highlighted by Residents
Residents are demanding uninterrupted electricity supply, strict adherence to the maintenance agreement, and concrete assurances on safety within the complex. The situation intensified on Monday when electricity supply to several households was abruptly cut off, prompting a gathering of residents seeking clarification. During this event, the presence of external security personnel on the premises raised additional concerns, especially as families were present at the time.
Maintenance and Billing Disputes
According to the homeowners, they currently pay maintenance charges of Rs 4 per square foot plus applicable taxes, as per the agreement signed at the time of possession. This agreement is supposed to cover essential services such as security, common area electricity, clubhouse operations, and general upkeep. However, residents allege that separate billing for common area electricity has been introduced, despite it being included in the maintenance component.
Furthermore, the absence of a dedicated power line at the project has been pointed out as a critical flaw, leading to system overloads during peak demand periods. In summer months, diesel generators are used for several hours daily, with generator-backed power billed at approximately Rs 30 per unit, adding to the financial burden and operational inefficiencies.
Efforts for Resolution and Developer's Response
Residents have made multiple representations to the on-site management team and even approached Silverglades' corporate office in Gurgaon in recent months to seek clarification and a resolution. Despite these efforts, discussions have not yet yielded a mutually agreed solution. The homeowners have also submitted formal representations to the builder management and maintenance agencies, emphasizing their preference for resolution through dialogue and official channels.
As of now, the developer, Silverglades, could not be reached for comment on the matter. Residents maintain that they remain open to constructive engagement with the developer and authorities to address the raised issues effectively.
