Himachal Pradesh Unveils Ambitious Urban Development Projects to Tackle Housing Shortage
In a significant move to address the escalating housing demands and improve public convenience, Himachal Pradesh is launching a series of ambitious urban development initiatives. Town and Country Planning Minister Rajesh Dharmani made this announcement on Monday during the board of directors meeting of the Himachal Pradesh Housing and Urban Development Authority (HIMUDA).
Initial Funding and Key Projects Approved
The board has approved preliminary activities for several key projects, with an initial allocation of Rs 5 crore. This funding will kickstart the development of strategic residential hubs designed to modernize urban areas and stimulate growth along high-traffic corridors.
The major projects include:
- Him Chandigarh Township at Sheetalpur, Baddi in Solan district.
- A new township at Morni Hills in Pachhad of Sirmaur district.
- A planned development township at Lunj near Kangra airport.
These initiatives aim to create well-planned residential communities that cater to the growing population and economic activities in these regions.
Flagship Jathia Devi Project Near Shimla
Highlighting progress in the state capital region, Minister Dharmani revealed that HIMUDA will develop 919 residential units on 21 bighas under the first phase of the Jathia Devi project near Shimla. This flagship project involves an estimated investment of Rs 1,327 crore and is expected to significantly decongest Shimla while boosting peripheral economic activity.
In a notable inclusion, a special quota of plots and flats will be reserved for Olympic and Asian Games medallists, gallantry award winners, and children's bravery award recipients, recognizing their contributions to the nation.
Commercial and Infrastructure Developments
The board also greenlit several commercial and infrastructure projects to support urban growth:
- A 17-shop complex in Ghumarwin with an investment of Rs 7.69 crore.
- Development of 130 plots in Shree Jwala Ji Shakti Vihar Colony, Kangra, costing Rs 18.61 crore.
Policy Reforms and Incentives
To streamline development processes, the board endorsed key policy reforms, including the land pooling policy, buy-back policy, and redevelopment policy. Additionally, a 5% discount has been introduced for lump-sum payments made within 45 days, encouraging timely financial commitments from stakeholders.
These comprehensive measures underscore Himachal Pradesh's commitment to enhancing urban living standards and addressing housing needs through strategic planning and substantial investments.
