Kochi's Ambitious Bliss City Project Transitions from Blueprint to Construction
After years of meticulous planning and a strategic alliance with the National Buildings Construction Corporation (NBCC), Kochi Metro Rail Ltd (KMRL) is finally activating its ambitious Bliss City project. The 31.43-acre mixed-use development in Kakkanad is shifting from a conceptual design to an active construction zone, highlighted by the recent leasing of the project's initial land parcels.
Land Leasing Marks a Critical Milestone
A senior KMRL official confirmed that the organization has officially leased 3.41 acres of prime land to investors, with development work expected to begin shortly. The initial phase will concentrate on a distinctive design that integrates commercial spaces, shopping centers, and entertainment facilities. Additionally, a secondary parcel of 1.62 acres was already tendered and is currently in the process of being handed over to developers.
The project site is strategically located near the proposed Kunnumpuram Metro station and the district collectorate, sitting on land valued between Rs 600 crore and Rs 700 crore. KMRL officials anticipate that the progress of Kochi Metro's Phase II expansion will further enhance investor confidence, transforming the corridor into a hub for high-value real estate investments.
NBCC Partnership Drives Project Forward
The Bliss City project gained significant momentum after KMRL signed a memorandum of understanding (MoU) with NBCC in May 2024. Following a tepid response to a 2022 expression of interest, NBCC was brought on board as a facilitator to leverage its extensive expertise in large-scale infrastructure projects and investor relations. The revenue models will remain flexible, offering both rental and revenue-sharing options to attract a diverse range of stakeholders.
The official added that NBCC has already secured investors for specific segments of the project, including a proposed theme park covering five to seven acres and an I-Max theatre. Out of the total 31.43 acres, the state government has already transferred 17.43 acres to KMRL, ensuring a solid foundation for development.
Vision for a Premier Destination
According to officials, Bliss City will feature an array of amenities designed to create a vibrant urban center. These include theme parks, high-end cinemas, game zones, retail malls, office complexes, modern warehousing facilities, diverse food courts, hospitality outlets, supermarkets, co-working spaces, and special residential areas.
The project is strategically positioned to benefit from Kochi Metro Phase II expansion, which will connect the area to the rest of the city and the IT corridor. The aim is to transform the landscape into a premier destination for both business and leisure, fostering economic growth and community engagement in the region.
