Power Couple Virat Kohli and Anushka Sharma Expand Alibaug Property Portfolio with Major Land Purchase

Bollywood actress Anushka Sharma and cricket superstar Virat Kohli have made a significant real estate investment in Alibaug. The celebrity couple acquired approximately 5.1 acres of land in the coastal town near Mumbai. They paid a substantial sum of ₹37.86 crore for this prime property.

Transaction Details and Previous Investments

Property registration documents reveal the couple purchased the land in Zirad village. The seller was Sonali Amit Rajput, who serves as a director at Samira Land Assets Private Limited. Real estate data analytics firm CRE Matrix confirmed the transaction registration date as 13 January.

The deal involved two adjoining plots. Virat Kohli's brother, Vikas Kohli, handled the transaction formalities on behalf of the couple. A stamp duty payment of around ₹2.27 crore accompanied the purchase, demonstrating the seriousness of this high-value transaction.

This represents the second major real estate investment by Sharma and Kohli in Alibaug. Back in 2022, they acquired nearly eight acres of land through two separate transactions. They paid ₹19.24 crore to real estate developer Samira Habitats for that property. The couple has since constructed a luxury vacation home on that plot.

Both Samira Land Assets and Samira Habitats belong to the same corporate group. This organization maintains extensive real estate and land operations throughout the Alibaug region.

Celebrity Influence on Local Real Estate Markets

Abhishek Kiran Gupta, chief executive of CRE Matrix, provided expert analysis of this transaction. He described the purchase as a classic "celebrity signal" moment for the Alibaug property market. The land parcel exceeds 21,000 square meters in total area.

"Deals of this magnitude typically reset local land benchmarks," Gupta explained. "The substantial ₹2.27 crore stamp duty payment confirms the transaction's seriousness and establishes new pricing standards for the area."

Gupta further elaborated on the broader implications of such celebrity-led acquisitions. "These purchases tend to create a ripple effect among high-net-worth individuals," he noted. "They accelerate price discovery processes and fast-track Alibaug's transformation from a weekend celebrity escape to a structured luxury land and second-home destination."

Attempts to reach Kohli and Sharma for comments on their latest investment were unsuccessful at the time of reporting.

Alibaug's Evolution as a Luxury Property Destination

Alibaug has experienced remarkable growth in luxury property and plotted development in recent years. Branded residences and high-end hotels now target buyers beyond traditional celebrity and business tycoon circles.

The town originally gained fame for secluded villas owned by south Mumbai's elite, with many properties dating back to the 1990s. Today, Alibaug is becoming increasingly mainstream. Several luxury gated communities now cater to both investors and end-users seeking premium properties.

Mumbai-based, A-grade developers have significantly increased their activity in the region. This expanded development has broadened Alibaug's appeal to a wider customer base seeking luxury living options.

Last year witnessed the launch of Hiranandani Sands, a massive 225-acre township project in Alibaug. Hiranandani Communities developed this project with an estimated revenue potential of ₹17,000 crore. Developers position Hiranandani Sands as Mumbai's "lifestyle extension hub," offering luxury homes, villas, plots, and branded serviced apartments for affluent domestic and global buyers.

Other major developers are also establishing premium projects in the area. The Lodha Group is developing large-scale luxury properties in Alibaug. Interest extends beyond Mumbai-based developers as well. In 2024, Gurugram-based Emaar India entered the Mumbai market with its first Alibaug project called Casa Venero. This 24-acre development comprises 84 villas priced between ₹8 crore and ₹15 crore each.

The combined effect of celebrity investments and major developer projects continues to transform Alibaug's real estate landscape. The town is rapidly evolving into a structured luxury destination that attracts diverse high-value buyers from across India and beyond.
