The Lucknow Development Authority (LDA) has taken a major step to boost housing infrastructure in the state capital, approving plans for seven new residential projects. The decisions were made during the authority's 186th board meeting held on Friday, chaired by Divisional Commissioner Vijay Vishwas Pant.
Major Expansion Near Gomtinagar Extension
The board cleared land acquisition and layout plans for seven residential projects that will be developed by private players. These projects will come up on approximately 385 acres of land near Gomtinagar Extension, under the provisions of the Uttar Pradesh Township Policy 2023. One of the significant land parcels is located along the Gomti river, behind the Police Headquarters, from where the LDA recently removed illegal occupants.
LDA Vice-Chairperson Prathamesh Kumar provided details about a key land recovery. The authority reclaimed 43.051 acres in village Sarsawan, located in Sector 7 of Gomtinagar Extension. This land had been lying unused and encroached upon for several years. Following a land audit, the LDA cleared the area and prepared a new layout according to the Building Construction and Development By-Laws 2025.
The approved layout for this site includes:
- 11 group housing plots
- 1 commercial plot
- Dedicated space for green areas covering 15% of the total site
Price Freeze and Benefits for Soldiers
In a significant relief for homebuyers, the LDA board decided to keep the prices of its built flats unchanged for the next year. Vacant flats in projects on Kanpur Road, Shardanagar, Sitapur Road, Devpur Para, and Aishbagh Heights will continue to be sold at current rates on a first-come-first-served basis until December 2026. Secretary Vivek Srivastava stated this move aims to assist buyers who had postponed decisions due to rising market costs.
Support for soldiers and their families was another highlight of the meeting. Acting on instructions from the Chief Minister, the LDA approved a graded discount scheme on flat prices for gallantry award winners. The discount structure is as follows:
- Param Vir Chakra and Ashok Chakra awardees: 7.5% discount
- Mahavir Chakra and Kirti Chakra awardees: 5% discount
- Vir Chakra and Shaurya Chakra awardees: 2.5% discount
This benefit is applicable for one property per eligible buyer. Additionally, those who make the full payment within 45 to 90 days will receive an extra discount of 3% to 6%.
EWS Housing and Resolution for Shopkeepers
The board also gave its nod for the construction of over 1,100 Economically Weaker Section (EWS) houses in Shardanagar. This initiative follows the Chief Minister's directive to increase housing for low-income groups after the allotments under the Sardar Vallabhbhai Patel Housing Scheme. To accommodate these units, the LDA amended the existing Shardanagar layout plan.
As part of this amendment, 3.6 hectares of the freed-up land will be transferred to the Jalkal Department for setting up a sewage treatment plant. The remaining land will be utilized exclusively for the EWS housing project.
The meeting also addressed long-standing issues concerning shopkeepers of the Sahara Market in Vibhuti Khand. After the LDA cancelled the Sahara Group's contract for lease rule violations and took possession of the complex, a resolution was reached. Kumar assured that the LDA would protect buyers who were misled by the previous developer.
Under a relocation policy, 12 affected shopkeepers will be allotted space on the first floor of the LDA commercial complex in Vinay Khand, Gomtinagar.
In line with the Chief Minister's Urban Expansion Plan, the board approved layout proposals for four new schemes: IT City, Wellness City, Naimish Nagar, and Varun Vihar. All four projects are scheduled for launch in 2026, with plot allotments to be conducted through a lottery system.
