Historic Malabar Court to be Transformed into Luxury Residential Tower
In a significant development for Mumbai's prime real estate landscape, the iconic Malabar Court, an Art Deco building standing for over seven decades on the prestigious Malabar Hill, is set to be demolished and replaced by a boutique luxury residential tower. JSW Realty, the real estate division of the JSW Group, has officially entered into a development agreement with the Patel family, who have owned the property for generations, to undertake this ambitious redevelopment project.
A Legacy of Architectural Heritage
Malabar Court holds a distinctive place in Mumbai's architectural and residential history. Originally constructed by Salina Sassoon, a descendant of the renowned merchant-philanthropist David Sassoon, the building was designed by the eminent architect David William Ditchburn. Ditchburn, who arrived in Mumbai following World War I, later merged his practice with Mistri & Bhedwar to form the architectural firm Ditchburn, Mistri & Bhedwar, leaving a lasting impact on the city's skyline.
According to Art Deco Mumbai, an organization dedicated to chronicling and documenting Art Deco neighborhoods, Mumbai boasts perhaps the world's largest collection of Art Deco buildings, with 1,528 structures dating back to the 1930s. However, many of these historic edifices have faced demolition over the years, and Malabar Court now joins this list.
Project Details and Vision
The redevelopment project spans just under an acre of prime land adjacent to the Malabar Hill Club. JSW Realty has announced that the new boutique luxury residential tower will draw inspiration from the Art Deco legacy of the original structure while incorporating a contemporary design approach. The development is projected to generate a top line exceeding Rs 2,000 crore, offering exclusive residences that include:
- Single-floor homes
- Duplex units
- A signature penthouse
In addition to these luxurious living spaces, the project will feature a curated suite of wellness and lifestyle amenities, designed to provide residents with a private and tranquil retreat within the bustling city of Mumbai.

A spokesperson for JSW Group emphasized the historical significance of Malabar Court, stating, "Malabar Court has been home to the Patel family for over seven decades and holds a distinctive place in the neighbourhood’s residential fabric."

Concerns Over Loss of Heritage
Despite the excitement surrounding the new development, there are palpable concerns about the loss of Mumbai's architectural heritage. Atul Kumar, founder trustee of Art Deco Mumbai, expressed dismay, noting, "Malabar Hill is being reimagined. Malabar Court, a magnificent Art Deco building in fine condition, is the latest to fall under pressure of redevelopment. Low-rise neighbourhoods are giving way to ultra-high rises. The sense of dismay and loss is palpable."
This sentiment echoes broader trends in Mumbai, where historic low-rise neighborhoods are increasingly being replaced by ultra-high-rise structures, raising questions about the balance between modernization and preservation of cultural legacy.
