MHADA Approves Major Redevelopment Project for Sion Pratiksha Nagar Transit Buildings
The Maharashtra Housing and Area Development Authority (MHADA) has officially announced the long-awaited redevelopment of four unsafe transit buildings located at Sion Pratiksha Nagar in Mumbai. This significant decision comes after persistent concerns were raised by residents regarding the structural integrity of these buildings.
Shift from MIG Sale Buildings to Transit Accommodation
In a strategic policy shift, the housing agency has cancelled its previous proposal for constructing middle income group (MIG) sale buildings at the site. Instead, MHADA has decided to focus on constructing new transit accommodation facilities. This revised approach directly addresses the immediate housing needs of current residents while ensuring their safety during the redevelopment process.
Direct Benefits for Residents and Shop Owners
The redevelopment project will provide substantial benefits to 261 families and four shop owners currently residing in transit building numbers 36, 37, 53, and 54. MHADA has confirmed that two new buildings will be constructed, each featuring stilt parking plus 22 floors. These structures will comprise a total of 322 transit tenements, with eligible residents receiving priority rehabilitation within the same layout.
Structural Issues and Expert Recommendations
The four existing buildings had developed significant structural cracks due to an underground water pipeline passing beneath their foundations. Following numerous complaints from concerned residents, MHADA commissioned a comprehensive structural audit through the prestigious Indian Institute of Technology Bombay (IIT Bombay). The expert assessment conclusively recommended complete redevelopment of the buildings as the most viable solution.
Temporary Accommodation and Project Timeline
MHADA has outlined a comprehensive support plan for residents during the construction period. Until the new transit buildings are completed, the agency will provide temporary alternative accommodation along with rent support for all affected families. The entire redevelopment project is expected to be completed within a two-year timeframe, offering residents a clear timeline for their return to improved housing conditions.
