Mumbai's Mhada Unveils Major Redevelopment Plan for 12 Layouts
In a significant urban development initiative, the Maharashtra Housing and Area Development Authority (Mhada) has announced plans to redevelop a dozen of its layouts spread across 923 acres in Mumbai. This ambitious project is set to facilitate the rehabilitation of approximately 75,445 residents currently residing in these areas, according to Sanjeev Jaiswal, vice-president and CEO of Mhada.
Timeline and Implementation Strategy
Jaiswal clarified that the rehabilitation process is expected to take place within 5 to 10 years after construction commences. All redevelopment activities will be executed through the construction and development agency, with Mhada serving as the special planning authority to oversee the projects. During a media briefing on Friday, Jaiswal provided updates on the progress, noting that redevelopment for some layouts has already been awarded, while tenders have been invited for others.
Key Layouts and Approval Processes
The redevelopment plan encompasses several prominent layouts, including the 250-acre Charkop layout and the 200-acre Gorai layout, both of which will have their proposals presented to the state cabinet for approval shortly. Other notable layouts involved in this initiative are:
- Majaswadi
- Bandra Reclamation (98 acres)
- Abhyudaya Nagar (33 acres)
- SVP Nagar (29 acres)
- Versova
- Ramkrishna Nagar (6 acres)
- Old MHB Colony, Borivali (26 acres)
- Motilal Nagar (143 acres)
Additionally, Kamathipura, a private layout covering 34 acres in central Mumbai, is part of the redevelopment efforts, with Mhada recently appointing two realtors from Pune to manage its transformation.
Inclusion of Slum Rehabilitation and Policy Shifts
Jaiswal emphasized that slums within these layouts are also included in the redevelopment plan. Eligible slum households will be provided with 300-square-foot tenements in separate buildings within the same layout. However, he highlighted the need to re-evaluate in-situ slum rehabilitation approaches to ensure effectiveness and sustainability.
Focus on Rental Housing Under New State Policy
Looking ahead, Jaiswal revealed that the government, under the state housing policy for 2025, is actively promoting rental housing as a key component of urban development. "Recently, we made a presentation before the government on rental housing. Certain amendments in the Act have been proposed, and we are in the process of setting up a state rental housing portal," he stated. This move aims to address housing shortages and provide affordable rental options for residents, aligning with broader goals of urban renewal and social welfare in Mumbai.
