NBCC Secures Major Contract for DDA Staff Quarters Redevelopment in Delhi

In a significant urban development initiative, state-owned NBCC (India) Ltd has been entrusted with the comprehensive redevelopment of Delhi Development Authority (DDA) staff quarters located in two prominent colonies within the national capital. The project carries an estimated investment of nearly Rs 775 crore, as reported by PTI.

Strategic Partnerships and Project Scope

NBCC has formalized this ambitious undertaking by signing two separate Memorandums of Understanding (MoUs) with DDA. These agreements specifically cover the staff quarters situated at Old Rajinder Nagar (ORN) and Safdarjung Development Area (SDA) in New Delhi. The signing ceremony was conducted in the presence of key officials, including N Saravana Kumar, Vice Chairman of DDA, and K P Mahadevaswamy, Chairman and Managing Director (CMD) of NBCC.

The redevelopment projects will encompass a total built-up area of 1.66 lakh square metres across both sites. Currently, DDA utilizes 117 dwelling units at Old Rajinder Nagar and 152 dwelling units at Safdarjung Development Area as staff accommodations. NBCC will serve as the Project Management Consultant and implementing agency, overseeing the entire execution process from initial concept to final commissioning.

Self-Sustainable Redevelopment Model

The redevelopment will operate on a self-sustainable financial model, which involves selling a portion of the developed built-up area through a transparent process. The revenue generated from these sales will be strategically utilized to finance the project. The remaining built-up area, as determined by DDA, will be handed over exclusively for staff use, ensuring a balanced approach to urban renewal and resource allocation.

NBCC's comprehensive scope of work includes:

  • Master planning for approximately 4 hectares at each location
  • Preparation of a Detailed Project Report (DPR) with integrated cost and revenue models
  • Securing all necessary statutory approvals in compliance with MPD-2021 and CPWD norms
  • Architectural and engineering design development
  • Tendering and EPC-based construction management
  • Third-party quality audits to ensure standards
  • Project completion and commissioning oversight
