NBCC Achieves Historic Commercial Space Auction in South Delhi
In a landmark transaction for India's real estate sector, the government-owned National Buildings Construction Corporation (NBCC) has successfully auctioned commercial space totaling 14 lakh square feet at the Bharat Business Park in South Delhi's Sarojini Nagar. The staggering sale value of Rs 5,779 crore represents the highest-ever amount recorded in a single e-auction conducted by NBCC, according to official company statements.
Unprecedented E-Auction Participation and Results
The digital auction attracted significant interest from a diverse range of buyers, including international and domestic multinational corporations, various corporate entities, and institutional investors. NBCC had initially offered a super built-up area of approximately 23.44 lakh square feet spread across eight towers within the development. From this available inventory, approximately 14 lakh square feet across five towers was successfully auctioned to qualified bidders.
Notably, the average sale rate achieved during the e-auction reached Rs 41,207 per square foot, which exceeded the predetermined reserve price by an impressive 5 percent margin. This premium pricing demonstrates the strong market demand for premium commercial real estate in prime Delhi locations.
Strategic Utilization of Auction Proceeds
According to NBCC officials, the substantial funds generated through this record-breaking auction will be strategically allocated to support several critical initiatives:
- Financing various ongoing redevelopment projects across the corporation's portfolio
- Supporting and accelerating project completion timelines
- Meeting financial obligations under the Ministry of Housing and Urban Affairs
Additionally, NBCC will receive a marketing fee equivalent to 1 percent of the total sale value as compensation for its auction management services. The corporation has been actively developing and marketing commercial spaces in South Delhi on behalf of the government as part of its urban development mandate.
