Pune's Professional Ecosystem Fuels Surge in Global Capability Centre Leasing
Pune is witnessing a remarkable surge in demand for office space, driven by the growing preference of Global Capability Centres (GCCs) for the city's robust professional environment. According to estimates from real estate firm Cushman Wakefield, GCCs with captive IT centres have secured a dominant 55% of the total office space leased in Pune. This figure significantly exceeds the average leasing by GCCs in other major metro cities, which stands at approximately 40% of the total space leased.
Key Sectors and Captive Technology Centres
The GCCs establishing offices in Pune primarily originate from critical sectors such as financial services, engineering, healthcare, and information technology. These entities represent captive technology centres of foreign companies, leveraging Pune's infrastructure for their operations. A report by realty services firm JLL highlights that over 2,000 GCCs currently operate across India, occupying around 26 crore square feet of premium office real estate. Pune commands a substantial share of this market, accounting for an estimated 15-20% of the total GCC footprint in the country.
Specifically, GCCs in Pune occupy approximately 5 crore square feet of office space, underscoring the city's pivotal role in the national GCC landscape. Moinuddin Patel, Pune Managing Director of the realty service provider, emphasized Pune's advantages, stating, "The city offers a well-established IT base and a mature engineering and manufacturing ecosystem. Proximity to Mumbai and improved access through the upcoming Navi Mumbai International Airport further enhance Pune's appeal for global enterprises."
National GCC Landscape and Pune's Competitive Edge
Close to 90% of all GCC activities in India are concentrated in the top seven metropolitan areas. Among these, Bengaluru leads with 40% of total leasing, followed by Hyderabad at around 23%, as per JLL estimates. However, Pune's performance stands out due to its higher leasing percentage, indicating a strong competitive edge in attracting global investments.
Anuj Puri, Chairman of Anarock, commented on the broader trend, noting, "Over the years, India's GCC landscape has expanded rapidly. This growth is fuelled by an ever-increasing demand from key sectors like IT, ITeS, BFSI, healthcare, life sciences, and engineering research and development." The industry remains optimistic about the influx of GCCs into India, with investments continuing despite global economic uncertainties.
Future Projections and Economic Impact
Looking ahead, the growth trajectory for GCCs in India appears robust. A joint report by FICCI and Anarock projects that by 2030, the number of GCCs operating in the country is expected to reach 2,400. This expansion is anticipated to generate employment for around 28 lakh people, significantly boosting the economy and reinforcing India's position as a global hub for technology and innovation.
