Deal Details and Financial Projections

According to official property documents accessed on the Inspector General of Registration (IGR) portal and registered in December 2025, the agreement involves a spacious property within the Trade Centre BKC. The leased area spans an impressive 4,257 square feet (approximately 395 square meters).

The financial components of the deal are substantial. A security deposit of Rs 90 lakh was paid upfront. The registration process incurred a stamp duty of Rs 3.27 lakh along with a registration fee of Rs 1,000.

A Five-Year Revenue Stream Exceeding Rs 12 Crore

The lease is locked in for a period of five years with a structured rental escalation. The rent is fixed at Rs 19 lakh per month for the first year. It will see a 5.26% increase in the second year, taking the monthly figure to Rs 20 lakh.

From the third year onwards, the rent will increase by 5% annually. The projected monthly rents are as follows:

  • Year Three: Rs 21 lakh
  • Year Four: Rs 22.05 lakh
  • Year Five: Rs 23.15 lakh

Over the entire five-year lease term, the total rental income for Sonu Nigam is projected to be a massive Rs 12.62 crore, showcasing a significant investment return.
