UP Housing Board Announces Festive Rebate on Ghaziabad Township Plots

The Uttar Pradesh Housing Board has launched a special festive-season offer, providing rebates of up to 15% on plots and residential units in its Siddharth Vihar township in Ghaziabad. This promotional scheme is valid until March 31, 2024, aiming to attract buyers during the holiday period.

Strategic Location and Development Status

Siddharth Vihar spans over 635 acres and is currently 30% developed. Its prime location along the Delhi-Meerut Expressway makes it a highly sought-after residential destination. The township is conveniently situated just a 5-minute drive from the Ghaziabad rapid rail station and the Shaheed Sthal metro station, enhancing connectivity for residents.

Detailed Pricing and Rebate Structure

For flats, buyers can avail a 15% rebate on payments made within 60 days of booking. Payments completed between 61 and 90 days will receive a 10% discount. In terms of plot pricing, the board recently increased rates by Rs 6,180 per square meter, raising the cost from Rs 58,820 to approximately Rs 65,000 per sq m. Currently, a 100 square meter plot in the township is priced around Rs 65 lakh.

Plot Categories and Premium Features

The housing board offers 56 plots in the 72 square meter category, with prices ranging from Rs 93 lakh to Rs 1 crore. Additionally, there are 101 plots in the 112 square meter category, priced between Rs 1.5 crore and Rs 1.6 crore. Plot prices vary based on location and amenities:

  • 72 sqm plots: Park-facing, green belt-facing, or corner plots command a premium of Rs 4 lakh over the base price of Rs 93 lakh. For plots facing parks with roads 18 meters wide or more, the cost increases by Rs 11 lakh above the base price.
  • 112 sqm plots: Park-facing, green belt-facing, or corner plots are priced Rs 7 lakh more than the base of Rs 1.5 crore. Plots that are park-facing with road widths of 18 meters or more see an additional Rs 18 lakh over the base price of Rs 1.45 crore.
