YEIDA Unveils Major Residential Plot Scheme Near Noida International Airport

The Yamuna Expressway Industrial Development Authority (YEIDA) is set to launch a significant residential plot scheme on Monday, offering 973 plots in close proximity to the newly inaugurated Noida International Airport (NIA). This initiative comes shortly after Prime Minister Narendra Modi inaugurated the airport on March 28, highlighting the region's rapid development trajectory.

Reservation Policies and Plot Details

In a move to support local stakeholders, YEIDA has allocated 17.5% of the plots exclusively for farmers whose land was acquired for the Yamuna area and NIA development. Additionally, 5% of the plots are reserved for businessmen operating functional industrial units within the Authority's jurisdiction.

The plots are available in various sizes across sectors 15-C, 18, and 24:

Pricing and Allotment Process

The land rate has been fixed at Rs 36,260 per square meter. Allotment will be conducted through a draw system to ensure transparency and fairness. Applicants must submit a registration fee equivalent to 10% of the premium. For successful applicants, this amount will be adjusted against the total premium, while others will receive a full refund.

YEIDA CEO RK Singh emphasized that this scheme addresses the growing demand for residential plots near the airport. "We are planning to launch two more residential plot schemes in three to four months to meet the increasing demands," Singh stated, underscoring the Authority's commitment to supporting regional growth.

Payment Terms and Premium Structure

Successful applicants must pay 100% of the total premium within 60 days from the date of the allotment letter issuance. Under certain circumstances, this payment period may be extended by up to 30 days.

Premium adjustments include:

  • Park-facing or green-belt locations: Additional 5% premium
  • Corner locations: Additional 5% premium

Strategic Importance and Timeline

This residential plot scheme reflects strategic planning to accommodate anticipated population growth and boost real estate activity in the region. With flight operations scheduled to commence soon, demand for housing is expected to surge among professionals, investors, and businesses.

The scheme has received approval from UP Rera, ensuring regulatory compliance. Registration opens on Monday through YEIDA's official website, with the application deadline set for May 6. The draw is scheduled for June 18, and plots will be allotted on a 90-year lease from the date of the lease deed execution.

This development positions the Yamuna region as a key growth corridor within the National Capital Region, signaling confidence in the airport-led economic model and underscoring the area's transformation into a major urban hub.
