Bollywood star Ranbir Kapoor has decided to lease out his former residence located in the Vaastu Building. The seventh-floor apartment, covering an area of 2,460 square feet, had its leave-and-license agreement registered on May 19, 2026. Ranbir originally purchased the property for Rs 35 crore in 2016, and the interiors were designed by celebrity designer Gauri Khan.
Details of the Lease Agreement
According to documents accessed by Zapkey, Ranbir Kapoor has rented out his former Pali Hill apartment in Bandra West, Mumbai, at a monthly rent of Rs 11 lakh. The lease is set to run for a period of five years. The documents reveal that Aditya Shukla has leased the apartment for the entire duration, with the agreement including a 5% escalation clause. Additionally, a security deposit of Rs 45 lakh was paid as part of the deal.
New Home: The Krishna Raj Bungalow
While his Vaastu apartment has a new tenant, Ranbir and his wife Alia Bhatt have made the Krishna Raj bungalow their home. This property, which is the Kapoor family's ancestral home, underwent extensive renovations for many years and was finally completed in 2025. Named after Ranbir's late grandmother Krishna Raj Kapoor, the bungalow is believed to be worth around Rs 250 crore. It is considered one of the most famous celebrity homes in Mumbai, alongside Shah Rukh Khan's Mannat and Amitabh Bachchan's Jalsa. The property was built about 80 years ago and came into the possession of Rishi Kapoor and Neetu Kapoor in 1980. A room inside the bungalow has reportedly been kept aside as a tribute to Rishi Kapoor, who passed away in 2020 after battling leukaemia.
Real Estate Investment in Ayodhya
On the real estate front, Ranbir Kapoor also invested in a land parcel at The Sarayu, a premium plotted development in Ayodhya by The House of Abhinandan Lodha. He shelled out around Rs 3.31 crore for the purchase. The plot, measuring 2,134 square feet, is part of a sprawling 75-acre development along the banks of the Sarayu River. The development will feature a clubhouse, more than 35 lifestyle amenities, and a five-acre fully vegetarian luxury hotel run by The Leela.
Upcoming Professional Project: Ramayana
On the professional front, Ranbir is gearing up to play Lord Rama in 'Ramayana', an ambitious two-part film that is reportedly being made on a staggering budget of Rs 4,000 crore. The highly anticipated project boasts an impressive ensemble cast, with Yash stepping into the role of Ravana, Sai Pallavi playing Sita, Sunny Deol portraying Lord Hanuman, and Ravie Dubey taking on the role of Lakshman.
