The Tamil Nadu Tourism Development Corporation (TTDC) has announced ambitious plans to upgrade a luxury hotel located in Kajamalai, Trichy, which it recently regained possession of after a prolonged legal dispute. This significant redevelopment initiative will be executed under a public-private partnership (PPP) framework, marking a strategic move to enhance the state's tourism infrastructure.

Historical Background and Legal Resolution

The property's history dates back to the early 1990s when TTDC entered into a lease agreement with a private company to operate a luxury hotel on its 4.7-acre land. However, the lease term concluded several years ago, and the hotel group accumulated substantial outstanding dues amounting to several crores of rupees. Despite the management's request for a lease extension, TTDC firmly rejected the proposal and initiated steps to reclaim the property.

The hotel management subsequently sought legal recourse by approaching the Madras High Court, which initially granted an interim stay. However, in a decisive ruling, the court later directed the handover of the land to TTDC, citing the expiry of the lease and the unresolved financial obligations. This legal victory enabled TTDC to formally take possession of the premises in October, paving the way for its renovation plans.

Renovation and Integration into 'Hotel Tamil Nadu' Chain

Following the takeover, TTDC intends to undertake comprehensive renovations of the 25-year-old building without resorting to demolition. The objective is to transform the property into a premium accommodation under its renowned 'Hotel Tamil Nadu' chain. A senior TTDC official in Trichy elaborated on the project, stating, "The renovation project will be implemented under a public-private partnership (PPP) in association with a private firm. A formal announcement will be made in the coming days, and the development work is expected to begin soon this year."

The PPP collaboration will encompass not only the upgrade but also the expansion, operation, and long-term maintenance of the hotel. This model is designed to leverage private sector efficiency while ensuring TTDC's oversight, ultimately boosting tourism in the region.
