Renewed Focus on Outskirts After GBA Transition

The BDA issued a tender notification on April 1, 2024, signalling its renewed commitment to planning for nearly 500 square kilometres of land beyond the GBA limits. This development comes in the wake of planning powers for areas within the GBA being transferred to the municipal corporation, effectively ending the BDA's role in core city planning. As a result, the agency is now concentrating its efforts on these expansive outskirts, which include significant stretches of revenue land. According to sources, this land is expected to play a crucial role in Bengaluru's future growth trajectory, offering opportunities for sustainable development and reduced congestion in the city center.

Dual-Planning Model and Coordination Efforts

While the GBA has already begun groundwork for its own master plan, the BDA is likely to complete the tendering process within the next two months. Following this, work on the Revised Master Plan 2041 will commence, with a primary focus on land-use optimisation. Planners are anticipated to explore the conversion of revenue lands under BDA's jurisdiction into residential, commercial, and mixed-use zones. In a statement to TOI, they noted, "Though we don't have much to do within the urban city under the GBA limits, we will still need to coordinate with them for planning and works as some projects will run through GBA's boundary and outside GBA limits.
