The Pune Municipal Corporation (PMC) has initiated plans for the redevelopment of several dilapidated municipal colonies that were constructed decades ago. The civic administration has issued notices to occupants of seven housing complexes spread across various parts of the city, asking them to vacate the premises to facilitate rebuilding.
Scope of Redevelopment
PMC officials stated that approximately 1,900 flats are in poor structural condition and residents must leave these properties. Among these, 288 houses have been identified for priority redevelopment. The process of finalizing the redevelopment plan is currently underway. The project will be executed either directly by the PMC or through a build, operate, and transfer (BOT) basis. A private builder may also be engaged for the redevelopment work.
Affected Colonies and Relocation
Civic officials noted that project-affected people, who had surrendered land or properties for civic projects, are currently residing in PMC colonies located in Pandavnagar, Wakadewadi, Ghorpadi, along Ambil Odha, and in Sadashiv Peth. These residents will be relocated to other civic properties built specifically for project-affected individuals in Hadapsar, Balewadi, and nearby areas.
“The civic administration has sent a public notice and appealed to the residents to leave the premises. The administration will carry out redevelopment of these old properties as per its policy,” said Vishal Haribhakta, Superintending Engineer of PMC’s Bhavan Department.
Structural Classification
According to civic norms for dilapidated properties, structures are categorized into three types: C1, C2, and C3. The most dangerous structures are classified as C1, those requiring major repairs fall under C2, and structures needing minor repairs are categorized as C3. The seven municipal colonies have been identified as C1 properties, and a structural audit has recommended their demolition.
Rental Terms After Redevelopment
Officials confirmed that these properties were given to occupants on a rental basis. Following redevelopment, each tenant will be offered a new property measuring 550 square feet on rent.
