UP Govt Bans Land Sale in LDA's IT City, Wellness City

The Uttar Pradesh government has imposed a ban on the sale, purchase, and registration of land within the notified boundaries of the Lucknow Development Authority's (LDA) proposed IT City and Wellness City projects along Sultanpur Road. The order came into effect on Saturday.

Immediate Effect on Land Transactions

Under the new directive, any transfer or registration of land within the project areas will be considered invalid. This move is aimed at preventing speculative land deals and ensuring that the benefits of the land pooling scheme reach only existing landowners whose names are recorded in revenue records.

Impact on Investors and Landowners

The decision is expected to curb land trading in the project zones and deter investors from purchasing land solely to profit from the land pooling policy. Consequently, only genuine landowners documented in revenue records will be eligible for benefits under the scheme.

Project Details and Land Pooling Model

The IT City project is planned over approximately 1,054 hectares, while the Wellness City will be developed on nearly 1,198 acres along Kisan Path. Both projects are being executed under the land pooling model, where landowners surrender their land in exchange for developed plots. Typically, farmers receive developed land equivalent to 25% of the area they contribute.

Continuation of Land Pooling Process

LDA officials have clarified that the land pooling process will continue, but only landowners already recorded in revenue documents will be allowed to participate. Individuals who purchase land after the notification will not be entitled to any benefits under the scheme.
