Ahmedabad Senior Loses Rs 85 Lakh in Dholka Land Deal Scam, Police Probe
A 77-year-old retired resident of Paldi in Ahmedabad has filed a formal police complaint, alleging he was cheated out of a staggering Rs 85 lakh in a fraudulent land deal near Dholka. According to the detailed complaint, the elderly man sold his poultry farm located near Sanand back in 2020, seeking to reinvest the proceeds for his retirement.
Broker's Assurance Leads to Massive Investment
Following the sale of his farm, the complainant was approached by a property broker who suggested he invest the money in agricultural land, promising substantial returns. In 2021, the broker introduced him to individuals who claimed to be the legitimate owners of a large parcel of land measuring approximately 35 bighas near the GIDC area in Dholka.
During multiple site visits, these individuals allegedly presented themselves as the rightful owners and displayed documents purportedly related to the land's ownership and title. After extensive negotiations, the deal was finalized at a rate of Rs 45 lakh per bigha, leading the complainant to agree to the purchase.
Cash and Bank Transfers Used in Fraudulent Transaction
The complainant made an initial payment of Rs 20 lakh in cash in November 2021. Subsequently, he was instructed to transfer an additional Rs 65 lakh via RTGS to a bank account provided by one of the accused parties. Police reports indicate that the complainant was repeatedly assured that the sale deed would be executed promptly, facilitating the legal transfer of the land.
However, despite numerous follow-ups and requests, the sale deed was never executed, and the promised land was not transferred. The complainant further alleged that the accused individuals acted in collusion, with a premeditated plan to deceive him and misappropriate his funds.
Police Register Case and Launch Investigation
Based on the formal complaint, the Paldi police have registered a case under relevant sections for cheating and criminal breach of trust. Authorities have initiated a thorough investigation into the matter, aiming to uncover the details of the scam and identify all parties involved.
This incident highlights the risks associated with high-value property transactions and underscores the importance of due diligence. The police are urging citizens to verify land ownership and documents meticulously before committing to any financial agreements.
