Patna Inspects 29 Builders for RERA Violations via Satellite

Patna: A joint inspection by the district administration and the local municipal body has been launched in the city after satellite imagery revealed that 29 builders were allegedly flouting Real Estate Regulatory Authority (RERA) norms. The action was disclosed by district magistrate (DM) Thiyagarajan S M during a coordination meeting at the Patna Collectorate on Friday, which was attended by officials from municipal bodies, the district administration and RERA. Inspection teams have been asked to survey key stretches, including Danapur–Shivala–Kanhauli road, the Meethapur Elevated Bypass to Punpun via Sampatchak, and the AIIMS–Naubatpur corridor, and submit reports at the earliest to enable legal action.

Mandatory RERA Registration

The DM reiterated that RERA registration is mandatory for apartment projects with more than eight flats or a land area exceeding 500 square metres. The same norms apply to plotted developments. He warned that non-compliance could attract penalties, including heavy fines and potential imprisonment for land fraud.

Advice for Homebuyers

Homebuyers have been advised to verify a project’s RERA registration number and compliance status before making investments to avoid financial risks and complications related to mutation and registration in future. Officials have also been directed to organise awareness workshops for consumers and builders to improve compliance.

RERA inquiry commissioner Sanjay Kumar Singh said, “Coordinated efforts between district and municipal authorities are crucial for law enforcement. Inspections are part of an ‘Imagery Based Inspection’ campaign, under which similar action has been initiated in districts including Saran, Bhagalpur, Purnia, Darbhanga and Muzaffarpur.”
