The number of property documents registered across Gujarat during the financial year ending March 31, 2026, reached 18.95 lakh. This figure shows a marginal increase from the 18.77 lakh registrations documented in the previous year. The combination of a slight rise in registration volume alongside a sharp revenue escalation clearly indicates that the average value of registered properties has increased significantly compared to the prior fiscal year.

Jantri Rate Revision Identified as Primary Revenue Driver

Government officials and real estate sector sources have attributed this substantial revenue growth partly to the revision of jantri rates. A government official explained, "The government implemented a doubling of jantri rates during the 2023-24 financial year. This policy change is now reflected in the current revenue figures. While we observed only a modest increase in the number of property document registrations, the actual income from stamp duty and registration fees during the concluded financial year has risen dramatically."

The 2025-26 collection of Rs 19,102.58 crore came remarkably close to the state government's estimated target of Rs 19,800 crore, demonstrating strong fiscal performance in this revenue stream.

District-Wide Performance: Ahmedabad Leads in Registrations and Revenue

Ahmedabad district emerged as the top performer in both property registrations and revenue generation. During the fiscal year, this district recorded 3,76,859 property document registrations, which yielded an impressive Rs 4,379.51 crore in stamp duty and registration fees.

Other districts also showed significant activity:

  • Surat ranked second with 2,89,544 property registrations
  • Rajkot followed with 1,54,211 registrations
  • Vadodara recorded 1,32,475 registrations
  • Gandhinagar documented 1,04,175 registrations

At the opposite end of the spectrum, Dang district recorded the lowest number of property registrations in the state at just 43 documents.

Real Estate Sector Perspectives on Sustained Demand

Real estate industry representatives interpret these figures as evidence of sustained demand within the sector. Tejas Joshi, president of CREDAI Gujarat, commented on the market dynamics, stating that Gujarat's real estate market has experienced strong demand over recent years, with a significant number of projects delivered and sale deeds executed.

Joshi highlighted that several high-value land transactions occurred following the announcement of the Commonwealth Games. He further noted that demand has remained robust across multiple segments including residential, commercial, and industrial properties. Based on these trends, Joshi projected that stamp duty and registration fee collections are likely to maintain their strength in the coming periods.

Experts Note Timing Discrepancies and Project Registration Decline

However, real estate experts have provided additional context to these figures. They point out that many sale deeds registered during 2025-26 were actually linked to transactions that were finalized in earlier years, suggesting some timing discrepancies in the registration data.

Industry sources have also drawn attention to recent data from GujRERA (Gujarat Real Estate Regulatory Authority), which indicates that new project registrations in the state have fallen to their lowest level since the COVID-19 pandemic. This contrast between strong revenue from existing transactions and declining new project registrations presents a nuanced picture of Gujarat's real estate landscape.
