Mumbai's K-East Ward Emerges as Top Property Tax Contributor in Record BMC Collection
In a significant development for Mumbai's civic finances, the K-East ward covering Andheri East has emerged as the highest property tax contributor for the financial year 2025-26. The Brihanmumbai Municipal Corporation (BMC) recorded its highest-ever property tax collection of Rs 7,610.9 crore, marking a milestone in municipal revenue generation.
Ward-Wise Breakdown of Property Tax Collections
Civic data reveals that K-East ward led the city with Rs 719.2 crore in property tax collections, demonstrating the area's substantial contribution to municipal coffers. Following closely were G-South ward covering Lower Parel and adjoining areas with Rs 670.6 crore, K-West ward (Andheri West) with Rs 622.2 crore, H-East ward (Kalina and Bandra East) with Rs 577.8 crore, and H-West ward (Bandra West) with Rs 536.6 crore.
When analyzed by geographical regions, the western suburbs accounted for the largest share of collections at Rs 3,721.3 crore, followed by the island city at Rs 2,102.6 crore and eastern suburbs at Rs 1,457.4 crore. This distribution highlights the continued financial significance of Mumbai's western suburbs in supporting civic infrastructure and services.
Exceeding Targets Through Strategic Initiatives
The BMC surpassed its revised target of Rs 7,341 crore by achieving 103.7% of the goal, demonstrating effective revenue mobilization strategies. Particularly noteworthy was the record single-day recovery of Rs 399.7 crore on March 31, showcasing the intensity of year-end collection efforts. An additional Rs 301.1 crore was collected as penalties from defaulters.
Officials attributed this strong performance to sustained recovery drives, targeted action against large defaulters, and significant improvements to payment systems. Additional municipal commissioner (city) Ashwini Joshi emphasized the comprehensive approach taken by the civic body. "Civic facilitation centres remained open on weekends and public holidays, and online payment options were strengthened. Special focus was also placed on recovering dues from major defaulters through targeted follow-ups," she explained.
The BMC undertook extensive public awareness campaigns to encourage timely payment compliance, while streamlining online payment options to facilitate easier transactions for property owners across Mumbai.
Property Tax as BMC's Primary Revenue Source
Property tax continues to be the BMC's single-largest revenue source, levied on over 10 lakh properties across Mumbai. The civic body's dependence on this revenue stream has deepened since 2017, when octroi—once its biggest revenue generator—was scrapped following the nationwide rollout of the Goods and Services Tax (GST).
Currently, approximately 3.6 lakh properties in Mumbai enjoy exemption from property tax as their carpet area falls under 500 square feet. This policy was implemented by the BMC in 2022 following a directive from the state government. Recently, the civic house passed a notice of motion seeking to increase the exemption limit for residential units from 500 square feet to 700 square feet, though no final decision has been taken on this proposal yet.
The record property tax collection for 2025-26 represents a significant achievement for Mumbai's municipal administration, providing enhanced resources for civic infrastructure, public services, and urban development projects across India's financial capital.
