Srijan Realty Unveils Inclusive Design Framework for Barrier-Free Living

Srijan Realty Launches Inclusive Design Framework Across Portfolio

Srijan Realty, a premium sustainable real estate developer in Eastern India, has announced the launch of a portfolio-wide Inclusive Design Initiative aimed at establishing true barrier-free living. The framework moves beyond accessibility as a regulatory checkbox and embeds inclusive design principles into the foundational architectural blueprints of its multi-asset pipeline. This transformation is being deployed concurrently across landmark residential projects including Palladina, The Royal Ganges, Primus Ganges, Optima, and Spacia, as well as premier commercial projects such as Intellia - The Central Business Park and LOGOS. By implementing this framework across diverse asset typologies, Srijan Realty positions itself as a first-mover reshaping macro-development paradigms in the region.

Designing for 26% of India's Population

According to Srijan Realty, over 26% of India's population requires or directly benefits from inclusive design elements. This includes the elderly, with 1 in 6 Indians now over 60; differently abled citizens, numbering over 2.68 crore with physical or sensory limitations; and individuals with dynamic lifecycle requirements, such as expectant mothers, families with strollers, and those recovering from injuries. The framework prioritizes multi-generational comfort, ensuring that homes work for everyone without requiring "special" design.

Technical Blueprint Aligned with National Building Code

The inclusive design framework is executed in strict alignment with the National Building Code (NBC) 2016 and advanced IGBC Green Homes frameworks. Key technical modifications include: pedestrian pathways expanded to a minimum clear width of 1500 mm with non-slip materials and step-free access; compliance ramps with a 1:12 slope, intermediate landings every 9 meters, and dual-height handrails at 760 mm and 900 mm; doorways with a minimum clear opening of 900 mm and thresholds under 12 mm; elevators with Braille panels, voice announcers, 900 mm doors, and cabins of 1100 mm x 2000 mm; bathrooms with a minimum area of 2200 mm x 1700 mm, sliding doors, grab bars, and emergency pull cords; and parking bays measuring 3900 mm x 5400 mm at a ratio of 1 slot per 250 units.

Leadership Perspectives on Inclusive Design

Keshav Agarwal, Associate Director of Srijan Realty, stated: "An environment should never dictate an individual's level of independence. At Srijan Realty, we believe true real estate leadership is judged by the dignity and quality of life it enables closer to street level. By engineering inclusive design elements directly into our master plans from day one, we are eliminating the physical barriers that separate families and neighbors. We are constructing homes where grandparents, children, and differently-abled individuals don't just live; they belong with absolute pride and autonomy." Karan Agarwal, Associate Director, added: "Universal architectural logic is not merely a philanthropic initiative; it represents future-proofed, smart business economics that enhances baseline asset performance. By getting structural specifications right during the initial excavation phases, we systematically mitigate long-term restructuring or post-construction modification overheads. This serves as an immediate layer of regulatory insulation against tightening urban compliance mandates. Ultimately, real estate data confirms that properties delivering optimized wellness layouts and robust inclusive assets command accelerated transaction velocity, higher tenant retention, and a permanent valuation premium."

Community Planning for Intergenerational Interaction

Beyond individual apartments, Srijan Realty extends inclusive design to community planning, including clubhouses, gardens, and amenity zones designed to draw residents of all ages into shared interaction. The intent is social as much as structural, fostering intergenerational neighborliness. The initiative reflects Srijan Realty's founding promise of "Building Tomorrows"—homes engineered for how families will live, grow, and change in the decades ahead.
