GLADA Accelerates Planned Housing with 33 Colony Licenses in Ludhiana

In a significant push to enhance urban planning and housing security, the Greater Ludhiana Area Development Authority (GLADA) has made substantial strides in regulating residential development across the Greater Ludhiana Area. Over the past six months, from July 2025 to January 2026, GLADA has issued a total of 33 colony licenses under the Punjab Apartment and Property Regulation Act (PAPR Act), 1995. This initiative aims to provide well-planned and secure housing facilities to the public, ensuring compliance with legal standards and fostering systematic urban growth.

Regulatory Measures and Transparency in Real Estate

Beyond issuing colony licenses, GLADA's Licensing Branch has actively worked to reinforce transparency and accountability in the real estate sector. During the same period, the branch issued 15 Promoter Registration Certificates and 2 Estate Agent Registration Certificates. These certifications are designed to safeguard the interests of homebuyers by promoting authorized and ethical practices in property transactions, thereby reducing risks associated with unregulated developments.

Financial Recovery and Enforcement Actions

In addition to regulatory approvals, GLADA has focused on recovering outstanding government dues from defaulting colonisers. The Licensing Branch successfully recovered approximately Rs. 25 crore in the last six months, highlighting the authority's commitment to enforcing financial compliance and ensuring that developers meet their obligations. This recovery effort not only boosts government revenue but also deters future defaults, contributing to a more stable and reliable real estate environment in Ludhiana.

The issuance of these licenses and certificates underscores GLADA's dedication to promoting planned urban development, which is crucial for addressing housing shortages and improving living standards in the region. By adhering to the PAPR Act, 1995, GLADA ensures that new residential colonies are developed with proper infrastructure, safety measures, and legal oversight, ultimately benefiting residents and fostering sustainable growth in Ludhiana's housing sector.
