Indore Property Rate Objections: 500 Complaints Filed Against 10-200% Hike
The window for filing formal objections against the proposed collector guideline rates in Indore officially closed on Saturday, with authorities receiving nearly 500 complaints from citizens, real estate professionals, and legal experts. This significant public response comes in reaction to earlier approvals by the District Evaluation Committee for rate hikes ranging from 10% to an extraordinary 200% across 2,606 distinct locations within the district.
Official Confirmation and Next Steps
Senior District Registrar Manjula Patel confirmed that objections were submitted through multiple channels, including physical registration offices, email, and WhatsApp. According to Patel, all received feedback will now be systematically compiled and thoroughly reviewed by the District Evaluation Committee. The committee's task is to analyze each objection before the final proposal is forwarded to the Central Evaluation Committee located in Bhopal, with a strict deadline set for March 24.
Key Areas of Dispute and Public Grievances
The objections highlight several critical areas where residents and industry experts believe the proposed rates are fundamentally unrealistic and unfair. A primary point of contention is the blanket 100% increase in rates applied to land adjacent to bypass roads and the Ring Road. Critics strongly argue that treating all such roads as equivalent to "national highways" is an oversimplification. They insist that rates should be meticulously determined by the actual utility, accessibility, and specific characteristics of each land parcel, rather than applying a uniform, steep increase.
Residents living in older urban multi-storey apartment buildings have vocally demanded a reduction in the proposed rates for their structures. Their argument centers on the natural depreciation of buildings over time; as facilities age and conditions diminish, the market value should accurately reflect the property's current state, not be subject to a standard, across-the-board hike that ignores these factors.
Substantial objections were also raised concerning villages situated near proposed new road projects. Here, the anticipated steep guideline rate increases are expected to render land acquisition and private development projects prohibitively expensive, potentially stalling local growth and infrastructure development.
Additional Proposals and Specific Clause Objections
During the objection filing period, the registration department also received proposals to include 15 new colonies under the guideline rate framework. This is in addition to the 158 colonies already proposed for inclusion in the upcoming financial year, indicating ongoing expansion and updates to the valuation map.
Several objections specifically targeted particular clauses or provisions within the draft guidelines. Since these technical and legal matters can only be definitively resolved at the state headquarters level, officials confirmed that such specific grievances will be forwarded directly to Bhopal for a final, authoritative decision.
