Once dominated by plotted developments, the corridor is now attracting high-rise projects even beyond NICE Road, according to industry observers.
Second Airport Plans Fuel Growth
The Karnataka government has shortlisted two locations for the city's second airport, with Karenahalli on Kanakapura Road being a prime candidate. This has sparked interest among developers and homebuyers, who anticipate improved connectivity and infrastructure. "The airport plan is a game-changer for Kanakapura Road," said a Bengaluru-based real estate analyst. "We expect property values to appreciate significantly in the coming years."
CM's Influence Boosts Confidence
Chief Minister Siddaramaiah, who represents the Varuna constituency in Mysuru district, has strong ties to Kanakapura. His leadership is seen as a catalyst for faster project approvals and infrastructure development. "Having a CM from the region adds political weight to the area's growth," noted a developer. "It instills confidence among investors."
Shift from Plotted to High-Rise
Historically, Kanakapura Road was known for plotted developments, but the trend is shifting toward apartments and gated communities. Projects are now coming up beyond NICE Road, indicating expansion into peripheral areas. "The demand for vertical living is rising due to better amenities and security," explained a real estate consultant. "Land prices have increased by 15-20% in the last year alone."
Infrastructure Upgrades on Horizon
To support the growing population, the government has proposed widening Kanakapura Road and improving public transport. The Namma Metro's extension to Kanakapura is also under consideration.
