Lucknow Development Authority Unveils Park View Apartments Project
The Lucknow Development Authority (LDA) has officially announced the construction of Park View apartments, a new residential complex set to be built in the Basant Kunj scheme. This premium project, strategically located opposite the Rashtra Prerna Sthal, will comprise a total of 364 high-end flats designed to cater to the growing demand for luxury housing in the city.

The Park View apartment complex will be situated in close proximity to the densely populated areas of old Lucknow, offering residents easy access to key urban hubs. The development will boast excellent connectivity, linking seamlessly with major roadways including the Green Corridor, IIM Road, Dubagga Road, and Chowk. This prime location ensures convenience for daily commuters and enhances the overall appeal of the project.
Registration and Allotment Process
Registration for the flats will open from March 7 and continue through April 6, 2024. Interested applicants must submit their applications exclusively through the official LDA website, as no offline submissions will be accepted. The allotment of flats will be conducted via a transparent lottery system, ensuring fairness and equal opportunity for all participants. Officials have confirmed that the project received approval following a highly positive response in an online demand survey, indicating strong market interest.
Project Specifications and Layout
The Park View complex will be constructed over an expansive area of approximately 13,350 square meters. The development will feature four distinct towers: Towers A and B will each rise to 16 floors, Tower C will stand at 20 floors, and Tower D will have 17 floors. This multi-tower design allows for a variety of housing options within a single, integrated community.
Flat Types, Sizes, and Pricing
The project will offer two types of premium residences: 3BHK (bedroom, hall, kitchen) units and 3BHK plus servant quarter units. The 3BHK flats will cover an area of about 154 square meters, with prices starting from Rs 75 lakh. The larger 3BHK plus servant quarter units will span approximately 195 square meters and be priced from around Rs 95 lakh onwards. These competitive rates position the project as an attractive investment in Lucknow's real estate market.
Amenities and Facilities
Special Duty Officer Devansh Trivedi highlighted the extensive amenities planned for the society. Additionally, commercial shops will be developed on the campus, providing convenient shopping options within the premises.
Construction Timeline and Payment Plans
The Park View apartments project is expected to be completed within three years, with possession guaranteed to buyers within five years from the start of construction. To facilitate easy financial planning, buyers can pay the remaining amount in 36 manageable monthly instalments after the allotment is finalized. Furthermore, a discount of 4–6% will be offered to those who make full payment within 45 to 90 days, incentivizing early settlements.
Registration Fees and Category Benefits
LDA Vice-Chairman Prathamesh Kumar clarified the registration requirements for applicants. All general category applicants must deposit 5% of the estimated flat cost as the registration amount. However, reserved category applicants will benefit from a reduced fee of 2.5%, making the process more accessible for eligible groups. This structured approach ensures clarity and transparency throughout the application phase.
