MahaRERA Grants 1,060 Project Approvals in Pre-Festive Surge
In a significant move to energize Maharashtra's real estate sector, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has approved a total of 1,060 housing projects in the lead-up to Gudi Padwa. This pre-festive boost reflects a marked increase in activity as developers capitalize on one of the most auspicious periods for property investment in the state.
Breakdown of Project Approvals
According to an official statement from the authority's media advisor, the approvals were categorized as follows:
- 486 projects received fresh registration numbers, indicating new ventures entering the market.
- 426 projects were granted extensions based on revised completion timelines, allowing developers more flexibility.
- 148 older projects were permitted corrections in their proposals, ensuring compliance and accuracy.
The regulator processed a substantial volume of applications during this period, including an impressive 211 clearances in a single day. Officials highlighted that these approvals were expedited through round-the-clock efforts by the authority's staff.
Last-Minute Approvals Before Gudi Padwa
On the day before Gudi Padwa, MahaRERA remained highly active, approving:
- 124 projects with new registration numbers.
- 53 projects receiving extensions.
- 34 proposals approved with necessary corrections.
Ram Dontonde, MahaRERA media advisor, explained the significance of this timing: "Gudi Padwa is considered among the three-and-a-half auspicious mahurats, traditionally associated with heightened real estate activity. Developers strategically align project launches to coincide with favourable sentiment among homebuyers during this period."
Regional Distribution of Approved Projects
The approvals were distributed across various regions of Maharashtra and beyond:
- Mumbai Metropolitan Region accounted for the largest share with 607 projects.
- Pune followed with 321 approvals.
- Khandesh saw 63 projects approved.
- Vidarbha received 50 approvals.
- Marathwada had 14 projects cleared.
- Dadra and Nagar Haveli recorded 5 approvals.
At the district level, Pune led with 286 projects, followed by Mumbai Suburban (196), Thane (185), and Raigad (110), each demonstrating triple-digit project activity.
Regulatory Scrutiny and Compliance
MahaRERA emphasized that all approvals were granted only after detailed scrutiny to ensure strict compliance with legal, technical, and financial norms.
