The Maharashtra Real Estate Regulatory Authority (MahaRERA) has granted approval to more than 1,000 housing project proposals across the state in the initial 18 days of March, capitalizing on the festive momentum ahead of Gudi Padwa. This significant activity underscores a robust surge in the real estate sector, reflecting heightened developer and homebuyer confidence.

Record Approvals and Regional Breakdown

Between March 1 and 18, MahaRERA cleared a total of 1,060 projects, comprising 486 new registrations, 426 extensions for ongoing developments, and 148 corrections. This influx elevates the cumulative count of MahaRERA-registered projects in Maharashtra to an impressive 53,894. Typically, the regulator processes approximately 10,000 certificates annually, including corrections and extensions, with new registrations averaging between 700 and 800 approvals per month.

Officials attributed this sharp spike to the festive season rush, particularly around Gudi Padwa, which is traditionally a preferred time for developers to launch new ventures and for homebuyers to finalize property deals. To facilitate timely project launches during this auspicious period, MahaRERA operated round-the-clock, even working through holidays to clear backlogs and maintain sectoral momentum.

Regional and District-Wise Distribution

A detailed regional analysis of the 1,060 approvals reveals the Mumbai Metropolitan Region (MMR) leading with 607 projects, followed closely by the Pune region with 321. Other areas contributed significantly, including Khandesh with 63 approvals, Vidarbha with 50, Marathwada with 14, and Dadra and Nagar Haveli with five.

At the district level, Pune recorded the highest number of approvals in the state, with 286 projects, followed by Mumbai Suburban at 196, Thane at 185, and Raigad at 110. This distribution highlights the concentrated real estate activity in urban and suburban hubs, driven by economic factors and consumer demand.

Regulatory Scrutiny and Industry Insights

MahaRERA officials emphasized that despite the accelerated pace, all approvals were granted only after a thorough scrutiny of legal, financial, and technical documentation to ensure full compliance with regulatory norms. This rigorous process safeguards homebuyer interests and maintains market integrity.

National CREDAI council member Shantilal Kataria commented on the steady nature of the real estate sector, which has fueled the increase in proposals. He noted, "The state government's decision to keep ready reckoner (RR) rates constant will further boost the sector. This stability encourages more developers to register their projects and gives homebuyers the confidence to invest." This policy continuity is seen as a key driver in sustaining market buoyancy and fostering long-term growth.
