Nagpur Municipal Corporation Launches Major Affordable Housing Initiative
In a significant boost for housing accessibility in Nagpur, the Nagpur Municipal Corporation (NMC) has officially announced the commencement of online applications for 518 flats specifically designed for the city's Economically Weaker Section (EWS). This initiative falls under the Affordable Housing in Partnership (AHP) component of the Pradhan Mantri Awas Yojana (Urban) 2.0, a flagship program of the Central Government.
Registration Timeline and Allotment Process
Mayor Neeta Thakre and Municipal Commissioner Abhijeet Chaudhari confirmed that the registration process will open at 3:00 PM on February 24 and will remain active until midnight on March 31. The allotment of these flats will be conducted through a transparent, computerised online lottery system to ensure fairness and impartiality in the distribution.
Project Details and Specifications
The 518 flats are located at Mouza Nari in North Nagpur, as part of the Centre's Housing for All initiative championed by Prime Minister Narendra Modi. The housing complex will consist of 210 one-bedroom-hall-kitchen (1 BHK) units and 308 two-bedroom-hall-kitchen (2 BHK) units.
Key specifications include:
- Built-up area of 478 square feet for 1 BHK flats
- Built-up area of 619 square feet for 2 BHK flats
- 4 buildings dedicated to 1 BHK units
- 11 buildings dedicated to 2 BHK units
M/s Sandeep Developers Pvt Ltd has been appointed as the project developer, with an expected completion timeline of three years. The project will include a 10-year defect liability period to ensure quality and durability.
Pricing Structure and Government Subsidy
The base price for a 1 BHK flat is set at Rs 15,51,672, while a 2 BHK unit is priced at Rs 21,01,748. Beneficiaries will receive a substantial government subsidy of Rs 2.5 lakh per unit, effectively reducing the cost to Rs 13,01,672 for 1 BHK and Rs 18,51,748 for 2 BHK flats.
Applicants are required to pay a non-refundable online registration fee of Rs 3,000 for 1 BHK and Rs 5,000 for 2 BHK units. Additionally, beneficiaries will be responsible for various ancillary expenses, including stamp duty, registration charges, urban local body tax, Metro cess, GST, electricity meter charges, document handling fees, society deposit, and legal charges.
Reservation Policy and Eligibility Criteria
In accordance with government norms, the project will include reservations for Scheduled Castes, Scheduled Tribes, Other Backward Classes, and persons with disabilities. To qualify for these affordable flats, applicants must meet specific eligibility criteria:
- Must reside within the limits of Nagpur Municipal Corporation
- Must not own a pucca house anywhere in India
- Total annual family income must not exceed Rs 3 lakh
Future Expansion and Sustainability Measures
Mayor Neeta Thakre also unveiled an ambitious expansion plan for EWS housing in Nagpur. Following the completion of the Nari project, the civic body will construct an additional 2,101 flats across four strategic locations:
- 840 flats at Punapur
- 240 flats at Hudkeshwar
- 571 flats at Jaitala
- 450 flats at KT Nagar
These upcoming projects will incorporate environmental sustainability measures, notably rainwater harvesting systems, to promote eco-friendly urban development.
