The regions under the Yamuna Expressway Industrial Development Authority (YEIDA) have experienced a dramatic metamorphosis in recent years, transitioning from primarily agricultural and low-density terrain into a meticulously planned industrial and urban ecosystem. This remarkable shift is largely attributed to the emergence of the Noida International Airport, which has acted as a powerful catalyst for substantial investment and expansive industrial growth along the Yamuna Expressway corridor.

Skyrocketing Property Values Reflect Rapid Development

While the Yamuna Expressway was initially envisioned as a transformative project for the real estate landscape, the most significant acceleration in development and property appreciation began around 2020, coinciding with the groundwork for the airport. According to a comprehensive research report by the real estate firm SquareYards, apartment prices demonstrated a notable and accelerated increase leading into 2023.

Data sourced from a CAG report and a recent YEIDA board meeting reveals an extraordinary surge in property prices over the past 15 years. From the fiscal year 2008-09 to the projected figures for 2026-27, property values across various categories have escalated by an astounding 600% to 1000%.

Substantial Financial Commitment to Sustain Momentum

To maintain this vigorous growth trajectory, the Yamuna Authority has pledged significant financial resources for the upcoming fiscal year. The approved budget for 2026-27 stands at a substantial Rs 11,829 crore, with a predominant allocation directed towards strategic land acquisition in the vicinity of the airport region.

A detailed breakdown of the budgetary outlay includes approximately Rs 8,000 crore earmarked specifically for acquiring land to develop a proposed integrated industrial and urban ecosystem near the Noida International Airport. An additional Rs 2,011 crore is allocated for ongoing development and construction projects within Yamuna City. Furthermore, Rs 502 crore has been designated for airport-related infrastructure works, and Rs 300 crore is set aside for enhancing multi-modal connectivity projects to ensure seamless access.

YEIDA's Expansive and Diversified Development Vision

The Yamuna Authority's jurisdiction encompasses a vast area of 3,352 square kilometers along the Yamuna Expressway, spanning 1,149 villages across six districts: Gautam Buddha Nagar, Bulandshahr, Aligarh, Mathura, Hathras, and Agra. This extensive notified area is being systematically developed into a cohesive urban-industrial region, centrally anchored by the strategic presence of the international airport.

The scale and diversity of projects underway are a clear testament to this transformative vision. Current initiatives range from specialized parks such as a medical device park, data centre, and apparel park, to expansive logistics hubs, a proposed film city, and various sector-specific industrial clusters. This multifaceted approach is designed to create a robust and self-sustaining economic zone.

Tangible Progress in Industrial and Property Allotments

The past year has witnessed measurable progress in industrial development and property transactions within the YEIDA areas. Key achievements include the allocation of at least 54 new industrial plots, the execution of 731 lease deeds, and physical possession granted to 795 property owners. Additionally, the Authority sanctioned construction maps for 398 plots within a single year.

Presently, the region boasts 341 industrial sites under active construction, 60 completed industrial units, and 33 fully functional operational units, indicating a rapidly maturing industrial landscape.

Industry Leaders Herald a New Economic Gateway

Prominent real estate developers emphasize that the Noida International Airport is poised to become a formidable gateway for Uttar Pradesh, dramatically enhancing global connectivity and attracting cross-sector investments. "We anticipate a strong ripple effect on the real estate market, with property values witnessing a steady upward trajectory in the coming years," stated Manoj Gaur, CMD of Gaurs Group.

Gaur further elaborated that the development of this world-class airport will have a far-reaching impact, extending beyond Noida and Greater Noida to serve as a pivotal gateway for the entire state. "As a result, the region will evolve into a major hub for industrial and logistics activities. This will generate large-scale employment opportunities, leading to increased demand for quality housing and planned urban developments," he added.

Echoing this sentiment, Ajay Chaudhary, CMD of Ace Group, described the Jewar International Airport as more than just an infrastructure project. "It is the epicentre of the economic transformation not only of Uttar Pradesh but also of the entire North region of India. Due to better coordination between state and Centre, a large number of international companies have established themselves around the Yamuna Expressway, which is likely to generate lakhs of jobs. Ultimately, this move will boost the economy of the entire region," Chaudhary concluded.
