Pune Introduces Online Portal for Digital Property Valuation Reports
Residents of Pune will soon be able to obtain digitally signed property valuation reports online through a new portal accessible via the official Inspector General of Registration (IGR) website. This initiative aims to eliminate the need for citizens to queue up at registration offices, streamlining the process for property transactions.
Portal Features and Functionality
Officials from the department of registration and stamps have confirmed that the portal will provide indicative market valuations of properties based on the prevailing Annual Statement of Rates (ASR). This system is designed to enable buyers and sellers to understand property values and registration fees in advance, making transactions more transparent, convenient, and accessible to all stakeholders.
A senior registration department official emphasized that the property valuation portal has been developed as a citizen-centric initiative to improve access to ASR-based property valuation. "People will be able to check properties' indicative market value online and plan their transactions in advance," he stated.
How the Portal Works
The portal will allow users to log in using their cellphone numbers. Upon logging in, users must select valuation categories such as:
- Urban areas
- Rural areas
- Influence areas
Following this, users will need to enter specific details, including:
- District
- Taluka
- Village or city
- CTS (city title survey) or survey number
- Property usage
- Construction type
- Age of the property
- Road connectivity
Once these details are provided, the system will generate an estimated market value for the property in question.
Future Enhancements and Benefits
Initially, the portal will enable users to view, download, and print valuation reports. In the next phase, the department plans to introduce verification by the relevant sub-registrar. After verification, the valuation report will be digitally signed and emailed directly to applicants.
Another official highlighted that digitally signed valuation reports post-verification will streamline the property registration ecosystem and reduce footfall at registration offices for valuation-related queries. This move is expected to enhance efficiency and reduce bureaucratic delays.

Property stakeholders in Pune have welcomed this development. Amit Kulkarni, a resident of Pune, commented, "Getting valuation details online will save time and reduce the need to visit registration offices multiple times. It will help buyers understand costs in advance."
A local property dealer added, "Many buyers struggle to understand ASR and valuation calculations. An online digitally signed valuation report will make the process transparent and easier for everyone involved."
