Ranbir Kapoor Takes Major Step to Revive RK Studios with Andheri Lease
Following his successful acting career, Ranbir Kapoor is now making headlines with reports of his potential foray into direction and a significant move to resurrect the iconic RK Studios. The actor has reportedly signed a long-term lease agreement to set up a new studio space in Mumbai, marking a pivotal step in reviving the family's legacy production house.
Details of the Andheri Lease for New RK Studios
According to recent social media posts and reports, Ranbir Kapoor has leased five floors of the Kanakia Wall Street Commercial Building in Andheri East, Mumbai, for a period of 20 years. This massive space, spanning approximately 250,000 square feet, will be transformed into a cutting-edge studio complex. The facility is designed to include makeup rooms, screening rooms, and a temple, alongside offices for family members such as Neetu Kapoor, Karisma Kapoor, Randhir Kapoor, and Nitasha Nanda. The project will be jointly headed by Ranbir Kapoor and Karisma Kapoor.
State-of-the-Art Facilities and Layout
The new RK Studios is planned to be a hub of modern filmmaking technology, capable of hosting multiple movie shoots simultaneously. The layout includes:
- First Floor: Virtual production with a primary LED volume soundstage (15,000 sq ft) featuring 1.5 mm pixel-pitch LED panels in a 270° curved configuration for real-time ray-traced environments at 60 fps, along with four secondary virtual production soundstages connected to an AI server farm.
- Second Floor: Visual effects and family offices, equipped with an 800-node AI-accelerated server farm.
- Third Floor: Music and editing suites, including 12 music recording studios, 25 digital editing bays, 8 dubbing suites, and a central mini temple for family functions.
- Fourth Floor: Two private screening rooms with a total of 200 seats and 30 post-production/distribution rooms.
- Fifth Floor: 40 luxury green room suites, a cafeteria accommodating 400 crew members, and climate-controlled storage for 12,000 legacy RK items.
Permissions and Timeline for Operations
Key permissions and clearances, such as the High-Rise Fire NOC and Industrial Electrical Load Sanctions, have already been secured. The final BMC change of user certificate is pending and expected by March 2026, with the FSSAI license for the cafeteria anticipated in April 2026. Once all approvals are in place, operations are slated to commence in June 2026.

The original RK Studios in Chembur was founded by the legendary actor-director Raj Kapoor in 1948 and was sold to Godrej Properties for Rs 180 crore. This new initiative represents a revival of that storied legacy.
