Chhatrapati Sambhajinagar: Divisional commissioner G Sreekanth, who also serves as the CSMRDA metropolitan commissioner, has called upon industries in the Waluj industrial belt to regularise their lands and constructions under the Gunthewari regularisation scheme. This initiative offers concessional betterment charges to encourage compliance.
Eligibility and Deadline
Speaking at an awareness seminar at the Marathwada Association of Small Scale Industries and Agriculture (MASSIA) office in Waluj, Sreekanth stated that only unauthorised constructions existing before December 31, 2020, are eligible for regularisation as per government norms. He warned that constructions raised after this cut-off date will be treated as illegal and subject to demolition.
Scale of Violations
Sreekanth highlighted the large-scale unauthorised and permission-less constructions in the Waluj MIDC area, which are putting pressure on civic infrastructure. He noted that the state government, under Chief Minister Devendra Fadnavis, is expediting amendments to development plans to ensure planned and sustainable growth of the metropolitan region. He also cautioned that banks have been instructed not to sanction home loans without Gunthewari regularisation certificates and building permissions, appealing to industrialists to prevent new unauthorised constructions.
Industrial Significance
Emphasising Waluj's role in attracting major industries, including in the electric vehicle sector, Sreekanth said the area has earned Chhatrapati Sambhajinagar the recognition of "Electric Vehicle Capital." He urged entrepreneurs to cooperate in the regularisation drive to develop Waluj into a model industrial zone.
Support and Infrastructure
Sreekanth assured that entrepreneurs facing harassment from anti-social elements can lodge complaints via messages, promising strict action. Officials confirmed that guidance and application acceptance facilities have been set up at the MASSIA office. Cases involving erroneous conversion of Class-II to Class-I lands and unauthorised land transfers will be covered under the Gunthewari process with support from revenue officials.
New infrastructure projects, including water supply, waste management, fire stations, and road development, will soon be undertaken in the Waluj industrial belt and adjoining 36 villages.
Abhay Scheme Benefits
Under the Abhay scheme, betterment charges are set at 10% of the applicable fee between May 1 and July 31, 2026, rising to 50% from August 1 to October 31, and full charges from November 1 onwards. This tiered structure incentivises early compliance.
